Wonderful opportunity to acquire a countryside residence with 2 houses, equestrian facilities and pool, nestling in 3.5 hectares of glorious land, while enjoying far reaching views from its location in Neuvy le Roi.

Situated close to the border of the Sarthe, a good selection of local market towns a short distance away provides ample choice of shops, restaurants, schools, etc. An idyllic retreat to enjoy the benefits of rural life this popular area has to offer with the option of equestrian orientation.

Located in a commanding position overlooking the paddock and down towards the stream that runs along the property limit, the two houses, built in the 1990s, have been extensively modernised and improved and today offer spacious comfortable living for perhaps several generations or a family and guests (paying or otherwise).

With individual Jacuzzis and sauna along with parking, each home is self-contained providing privacy and intimacy. The pool and large conservatory style pool house are strategically located between the two houses.

A former barn has been partially transformed into a third dwelling and requires completing.

The first house provides circa 225m2 of living space over two floors: The ground floor has an entrance hall and central corridor offering easy access to the variety of rooms on the ground floor. The first is the "front-to-back" living room (34m2) with bespoke glass staircase to the first floor. A light and airy triple aspect room with direct access to the terrace and views over the paddocks and beyond. Next to the living room with interconnecting, or via the corridor, independent access is the dining room (21m2) with a new wood stove (wood pellets), tiled floor and double doors to the terrace.

Across the corridor and opposite, is the kitchen with central island/bar and separate utility room/larder. Further along the corridor is the WC, large bathroom with oval bath, twin wash basins and separate shower. The ground floor bedroom (18m2) has parquet flooring reversible air-con, a walk in wardrobe and direct access to the terrace with Jacuzzi and sauna.

The first floor has a central corridor with distribution to four bedrooms and a study/bedroom, wc and shower room.

The Second house located to the right as you enter the electric gates offers circa 120m2 of living space over two floors: The ground floor has the entrance door into a central corridor with the spacious living room diner (25m2) on our left with double doors leading to the terrace and views over the paddocks and beyond. To the right is the kitchen with adjoining utility room and separate access to the rear courtyard with Jacuzzi, sauna and parking.

Continuing along the corridor, the wc and shower room are on the right and opposite and the downstairs bedroom with direct access to the front terrace. The final room on this floor homes another bespoke staircase and doubles as an office or bedroom as required.

The second floor: stairs lead to a central landing and corridor with WC, shower room and two large double bedrooms.

In addition to the two houses the previous owner created an impressive equestrian facility which, under one roof, combines 6 individual stables (3m x 3m) each one with automatic water fountains, a storage room, tack room and kitchen (14m2), a shower for the horses (with hot water), wc and indoor sand arena (40m x 20m) with raised viewing and speakers, etc.

The current owner is not equestrian orientated and has placed a removable hard standing with "public quality" multi-sports pitch. The outdoor "sand training pen" built in 2004 is still in place and ready to be used again as required.

Located between the two houses is the hexagonal plunge pool (8.3m wide and 1.3m deep with heating), sun deck and fabulous conservatory pool house of 28m2 with bar.

On site is a hard built tiled double garage (41m2) plus attic above. Near to the pond is an old underground wine cellar. And in case this wasn't enough there is the former "barn" of 90m2 now partially converted (requires finishing) into a third house offering living room (75m2) and ground floor bedroom and upstairs shower room, mezzanine office, WC and three bedrooms.

The property extends to 3.5h (8.5 acres) the majority being enclosed and all adjoining. Once through the electric gates several hard paths lead to the houses, garage, and equestrian facilities. The fenced paddock represents the majority of the land sloping gently down to the stream at the lower end.

A tree-lined stream that is fishable (trout, etc. ) and maintains the level in the pond (400m2). There's plenty of parking areas and the paddock could be close-cut if a more "manicured" finish was required.

Buying a Property in France

1. Signing the Agreement (Compris)

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.

The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.

Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.

2. Paying the Deposit

Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.

3. On Completion

Generally it will take around two or three months to complete the purchase.

During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
