Fabulous opportunity to acquire 2 beautifully restored historical houses with barn, nestling in over 4 acres of glorious landscaped gardens with fruit trees and pool, enjoying scenic countryside views from its peaceful location near Espiet.

Situated at the end of a long, private driveway, this delightful property is the perfect French country retreat. An historic estate, dating from the beginning of the 17th century, it has been lovingly restored by the current owners, blending traditional materials and craftsmanship with contemporary style.

The property has two large houses set around a central courtyard, numerous outbuildings and extensive gardens with mature trees, private woods and a stream.

It offers a haven of peace and tranquillity yet is only minutes from a busy market town and within easy reach of Bordeaux and its international airport and direct TGV link to Paris.

The elegant and spacious main house offers five bedrooms and three bathrooms, perfect for hosting a large family or friends. Contemporary finishes combine with the many original features, such as spiral stone staircases and traditional fireplaces.

The fully equipped kitchen, complete with modern appliances and ample counter space, is ideal for preparing meals. The spacious dining room provides the perfect entertaining space, with lovely views to the garden through the large, original windows. The living room is ideal for relaxing evenings or for taking time out during the day. A laundry room, office, studio/workshop and wine cellar complete this exceptional home.

The second house is currently run as a very successful holiday rental business, which could easily be continued by a new owner. It offers large, open-plan living spaces on the ground floor, four bedrooms, four bathrooms and a private, south-facing, walled garden.

Exposed stone walls, oak beams and natural wood flooring ensure a warm, contemporary feel throughout.

Outside there are a variety of spaces from which to appreciate the perfectly maintained gardens and abundant nature. The pool area, a private oasis for relaxation and fun, has a large (10 x 5 metre) saltwater pool surrounded by stone walls, climbing roses, a wisteria-covered pergola and hornbeam hedge.

The orchard is planted with apple, apricot and cherry trees, while ancient walnut trees line the driveway and expansive lawns provide space for outdoor activities. Alternatively, one can stroll through the private woods and listen to the stream that meanders through the property.

A large, well-preserved barn awaits conversion and provides a fantastic development opportunity, whether as a workshop, leisure space or additional guest accommodation.

Ideally located, this unique property is just 20 minutes from the charming town of Saint-Emilion, renowned for its world-class wines, 40 minutes from Bordeaux, with its rich history, vibrant culture and world-class dining and shopping, and little more than an hour from the beautiful beaches of the Atlantic coast.

Buying a Property in France

1. Signing the Agreement (Compris)

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.

The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.

Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.

2. Paying the Deposit

Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.

3. On Completion

Generally it will take around two or three months to complete the purchase.

During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
