Full of charm and character is this beautiful 8 bedroom Logis with further accommodation and 2 gites, all nestling in over an acre of glorious landscaped gardens with pool, while enjoying far reaching countryside views from its peaceful location near Chinon.

Situated on the edge of a village with a good range of facilities for the 1500 habitants, ie a restaurant, bakery, butcher, grocery etc, in the heart of the Loire Valley with local attractions such as Chinon, Azay-le-Rideau, Rigny-Usse ("Sleeping Beauty's" chateau), Saumur, "Loire a Velo" cycle routes and numerous other tourist destinations, make this a proven base from which to explore the region and further afield.

This superb property has seen a number of uses over the last several hundred years, from wine and then prune production, tax office and many more. Today the current owners, of 10 years, have continued and enhanced the work of their predecessors and the activity of B&B has celebrated its 30 years.

The main house "Logis" provides accommodation to the owner and family as well as guest rooms with separate access. On the ground floor the entrance hall runs the full depth of the property with doors from the front courtyard through to doors to the rear garden and stairs to the upper floors. The dining room, to the right, of 40m2, is double aspect with feature fireplace, parquet flooring and backlit ceiling. To the left of the entrance hall is a second dining room, also double aspect measuring 32m2 with marble fireplace and wood panelling.

There is a second entrance from the courtyard which leads to a very practical boot room and wc. The 20m2 kitchen is well appointed, double aspect and direct access to the rear terrace alfresco dining area. The kitchen also provides a convenient ground floor separation to the guest part of the main house with a spiral staircase leading to one of the guest rooms and a dining hall of nearly 30m2 with original tuffeau fireplace, quarry tiled floor, beams and exposed stonewalls with stained glass window and direct access to the courtyard.

The first floor owner's accommodation consists of 4 double bedrooms (one currently used as an office), 2 shower rooms, a bathroom and two walk in wardrobes. A first floor guest suite is accessible via the spiral staircase and externally from the courtyard.

The second floor has been converted to provide a games room, a dormitory along with a separate apartment with 2 bedrooms, shower and wc.

In the basement of the logis are a number of cellars, originally used to excavate the tuffeau stone from which the property is built and then for wine storage, etc. The cellars also provided a secure, defendable space with an "escape tunnel" during the usage of the property as a tax collection point.

Outbuildings : The former stables, bread oven room, concierge, grain loft and wine press have all been sympathetically converted into extra accommodation with attention to detail and comfort. Today they offer 2 good sized music/receptions halls, a laundry room, boiler room, storage rooms and 5 independent guest/B&B bedrooms with en-suite facilities.

The property also boasts 2 independent gites within the courtyard including one with a large dining hall and mezzanine bedroom above. There is also a secured bike storage facility (the property has close links with overseas travel agents and is a proven popular base for "bike tours" within the area).

The plot extends over 4,500m2 (1+ acre) including a large walled and gated courtyard with gravelled parking and an "a la francaise" garden and fountain in front.

To the rear is an alfresco terrace near the kitchen door, a large lawned area with separate access from a side lane.

The large pool is heated and has an enclosed sun deck surrounding.

Buying a Property in France

1. Signing the Agreement (Compris)

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.

The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.

Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.

2. Paying the Deposit

Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.

3. On Completion

Generally it will take around two or three months to complete the purchase.

During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
