Enjoying far reaching countryside views from its peaceful location near Loches, is this beautiful 8 bedroom authentic chateau, nestling in
3.5 hectares of glorious land with gardens, outbuildings and pool.

This superb property is set in the heart of the countryside, just a few minutes drive from local amenities and approximately 15 minutes from the town of Loches. The nearby village offers a pleasant quality of life with its restaurants, primary school, pharmacy, swimming pool, tennis courts, and much more.

It is an ideal holiday destination, perfect for welcoming family and friends, while also serving as a convenient starting point for discovering the treasures of the Loire Valley.

The famous Beauval Zoo can be reached in less than 20 minutes, while the city of Tours, with its international airport and TGV train station, is approximately 45 minutes away. Paris is thus within easy reach: approximately 1 hour 45 minutes by train or less than 3 hours by road. The property is now known as a "chateau ".

The property spans approximately 600 m2 (6,400 sq ft) spread over two connecting wings. These can be used together or independently thanks to several cleverly positioned staircases.

The main entrance, situated in the north wing on the ground floor, opens onto a hall with a cloakroom. To the left, a spacious, well-equipped kitchen (32 m2) combines modern comfort with old-world charm with its period stone arched windows with leaded glass overlooking the courtyard.

To the right, the 25 m2 (270 sq ft) dining room features a stone fireplace, terracotta tile floor, arched door, and mullioned window. The main living room (47 m2) is bathed in light thanks to its large stone casement windows. It also features a tufa fireplace and an adjoining study.

In the extension is a cloakroom with a WC, a laundry room, and a door leading to the defence tower, where a stone staircase is located (a copy of the one at Montresor Castle - 10 minutes away). This tower also includes a door leading to the courtyard.

A second 50 m2 living room, with a double aspect, is on the other side of the cloakroom. This room, equipped with shelves, a study area, and a living room area, offers numerous layout possibilities.

Next is a large 50 m2 room, currently used as a games room, but could be converted into a bedroom. It features a fireplace, a private bathroom, and a double aspect. It connects to the east wing via an interior door (or via an exterior door from the pool area).

The east wing has a second entrance (currently used as a gym) with a wooden staircase leading to the first floor of the "guest" wing. Adjoining this hallway, the bright 65m2 "summer room" opens through large arched glass doors onto the pool, a dining area, a second kitchen, and a living room, perfect for enjoying the outdoors in the shade or the sun.

The upper floor is accessed by a spiral stone staircase, leading to the family area: three large bedrooms (48m2, 52m2, and 52m2), including a master suite with a walk in wardrobe, a private bathroom, and a family bathroom. The last bedroom has access to the balcony overlooking the pool and courtyard. This balcony is also connected to the landing overlooking the gym and the third hallway.

A large attic (approximately 135m2), accessible via the stone staircase, offers great potential for further development. The upper floor of the east wing, the "guest wing," features a long corridor leading to four double bedrooms, two of which have private bathrooms and one shared bathroom.

Finally, a 27 m2 vaulted wine cellar completes the complex, also accessible via the stone staircase.

In addition to the two residential wings, the fortified farmhouse includes former stables (five boxes) measuring 115 m2, a vast 175 m2 barn with a ceiling height of approximately 7 metres, as well as former goat sheds topped with an attic.

Set in the heart of approximately 3.5 hectares of land, the buildings occupy a central position, accessed by a driveway leading from the path to the vaulted and fenced entrance.

On one side lies an orchard, and on the other, a pond bordered by lawn and trees. The enclosed garden surrounding the buildings provides a charming setting for rose bushes and other established plants, while several large paddocks, once used for horses, extend beyond. The interior courtyard, punctuated by an old well and gravelled paths, adds to the bucolic character of the property.

A modern and secure heated swimming pool (11m x 5.5m) is complemented by a terrace, a shaded dining area, and a summer kitchen, perfect for enjoying this rustic and welcoming setting.

Buying a Property in France

1. Signing the Agreement (Compris)

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.

The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.

Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.

2. Paying the Deposit

Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.

3. On Completion

Generally it will take around two or three months to complete the purchase.

During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
