Wonderful opportunity to acquire 3 charming properties nestling in
1.5 acres of beautiful landscaped gardens with pool, fruit trees and outbuilding, while enjoying far reaching countryside views from their peaceful location near Saint Angeau.

Two of the houses have recently been converted from farm buildings, and one house needs refreshing. They're in a quiet spot but not isolated, close to local amenities, and only a 35 minute drive from Angouleme station.

The property offers the opportunity for multi-generation living, for gites or other business ventures - subject to necessary permissions.

The first house 'the loft', with 158m2 of living space, has been very recently converted from a barn creating a stunning open-plan vaulted area downstairs with kitchen, dining room and living room areas, and large glass doors leading out to a sun-drenched terrace and the lawn. There is a large Swedish-style wood burner, and next to the kitchen area a large storeroom and WC.

Upstairs is a spacious mezzanine, two large bedrooms, a shower room and a separate WC.

The second house, with 90m2 living space, was converted within the last ten years, has underfloor heating, double glazing and electric shutters throughout. It comprises a downstairs bedroom, shower room and WC, a kitchen with large pantry attached, and an open dining/living room with large glass doors leading to its own pretty and lovingly tended garden full of flower, shrubs, trees and a lawn with several areas to sit and relax or eat al fresco.

The mezzanine upstairs is currently used as a bedroom, next to which is a large attic which could be converted to living space (subject to necessary permissions).

The third house, with 150m2 of living space, is attached to the loft. It is habitable - the current owners live in it - and offers potential to put your own stamp on it. The sitting room with wood-burning stove, living room and kitchen create a comfortable living environment, and there's also a bedroom, shower room and WC downstairs.

Upstairs, there are three large bedrooms, a study/walk in wardrobe and a large loft space that could be adapted to suit your needs (subject to necessary permissions).

The garden, currently shared with the loft but can be separated and an individual driveway created, is mostly laid to lawn and leads down to woodland which is also part of the property.

An outbuilding of approximately 20m2 with an upper floor of the same size completes this superb property.

Over the lane from the property is land and an orchard of 1,140m2 including a variety of fruit trees, including pear, apple and cherry trees. There is also an above ground pool in this area.

The DPE rating for the loft and the converted house is D, and for the older house is E. The loft and older house share one septic tank and the renovated house has one of its own. There is internet at the property, and fibre optic is available in the hamlet.

The property is just a three-minute drive from schools, shops and medical services and a 15-minute drive from a choice of two towns with all amenities including supermarkets. Perfect for a family home, gites or other business - come and see the possibilities for yourself.

Buying a Property in France

1. Signing the Agreement (Compris)

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.

The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.

Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.

2. Paying the Deposit

Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.

3. On Completion

Generally it will take around two or three months to complete the purchase.

During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
