Located in an elevated position this wonderful home of 700m2 is ideal as a permanent residence or alternatively, as a rental investment that will be popular with large families.
The plot is a good size at over 1,500 m2 and there is plenty of room around the property with beautiful mature gardens featuring huge palm trees, the massive private heated swimming pool (13 x 6), and even mini-golf. Not forgetting the 6 person Jacuzzi, as well as a sunken bar alongside the pool.
The property is completely private and set back from the neighbourhood road that borders to the North. Entry is via an ornate wooden gate with cobbled pathway to the wooden main door. The interior is bright with tall windows and fresh decor. The layout works very well with living room, dining and kitchen all inter-connected. There is also a downstairs wc and the master bedroom with separate walk-in wardrobe and en-suite bathroom is located to the side.
The well-equipped kitchen provides plenty of space to prepare and serve food, there is a breakfast room to the rear and a gorgeous dining area with brick ceiling to the front of the house. Running parallel and accessed from the terrace doors is the games room with outside kitchen and barbecue area that also has a built-in bread oven, and a log-burning stove.
Natural stone and marble flow throughout the property, with an ornate staircase giving access to the first floor where there are 2 bedrooms with en-suite bathrooms along with a study that is currently being used as a bedroom. Both bedrooms have large private terraces and all first-floor rooms have superb sea views. For quiet moments in the shade there is a NW facing terrace off the landing.
The staircase also provides access to the lower level. This massive space has 2 further bedrooms, a wc, a garage (there is also ample room for car parking in the driveway and if required a car port could be built), a laundry room, 3 large store rooms with sliding doors for linen etc. , an exercise studio, indoor pool, Jacuzzi, Turkish Bath, games room with bar, a home cinema room, and last but not least a temperature-controlled wine cellar with its very own tasting room.
The property is well-maintained and benefits from air-conditioning throughout, as well as under-floor heating.
Internet service is good in this area making working from home a realistic option.
Properties of this size and quality are rare to the market - so close to the beach and at the same time close to town and everything that the popular historic port town of Lagos has to offer.
There are several golf clubs nearby and Faro International airport is less than an hour by car. The immediate area is quiet and relaxing, but only a short distance from shops and restaurants, cafes and bars.

Buying a Property in Portugal
1. Signing a Letter of Intent
On finding a property you wish to purchase, your agent will draw up a 'Letter of Intent, this will be signed by both parties, vendor and buyer. Copies of this will be given to the legal representatives of both parties and will be used in preparing the Promissory Contract. Included in this letter will be the price, what is included in the sale, furnishings etc. and any conditions of the sale plus the dates for both exchange and completion.
2. Exchange of Promissary Contract (Contrato Promessa de Compra e Venda)
The buyers lawyers are responsible for drawing up the promissory contract (Contrato Promessa de Compra e Venda) and as part of the process they will have carried out the legal searches and made sure that there are no charges, e.g. utilities, property tax etc. against the property. The contract will contain details of both parties and include clear title of ownership, when payments are due to be made, the completion date and an inventory, if required. The Promissory Contract is legally binding and will generally be signed by both parties and witnessed by a notary/lawyer. The contract will include penalty clauses in case either party does not fulfill the terms of the contract. A 10%, non-refundable deposit is required at this point, this will be paid to the vendor, through the lawyer's client account. Once the contract has been signed, if the vendor pulls out of the contract, they will be obliged to pay back double the deposit to the purchaser. If the purchaser pulls out, they will lose their deposit.
3. On Completion
The amount of time between signing the Promissary Contract and Completion will vary and will have been agreed in the contract. Before Completion your lawyer will need to arrange with a fiscal representative for you to obtain a Portuguese Fiscal Number. The official Deed of Transfer of ownership (the Escritura) will be signed by you (or someone representing you with your Power of Attorney), this is signed at the Notary and they will retain the document. The Deed will be read aloud by the Notary before all participants sign it. Your lawyer will need to check to ensure that you understand what is being said if you do not understand Portugese. The Escritura, once it has been signed, will officially give you ownership of the property, but will still need to be registered in your name on the Land Registry (Registo Predial) by your lawyer. Your lawyer should obtain a copy of this for your records. Once you have completed, the new utility contracts can be transferred into your name by your lawyer.
