Magnificent historical 6 bedroom villa ideally located within the hills of Florence, surrounded by the typical Tuscan countryside, a site of extraordinary scenic quality, with stunning 360 degree countryside views.

The complex, which includes the manor house and other farmhouses, covers 14 hectares of land, which is mainly cultivated with olive trees and vineyards, and also a 5,000m2 park featuring a panoramic swimming pool and a tennis court.

This small hamlet has ancient origins where the earliest historical documented evidence dates back to the 12th Century. In 1844 however, when the property was bought over by new owners, new Neoclassic features shaped this luxury villa and the additional buildings acquired their contemporary outline.

A historical parkland surrounds the buildings on 3 sides featuring woodland on the northern side that separates the villa from the nearby road. On the south side there is a large terrace with a view and to the west, in front of the villa's facade, a large forecourt with a garden leading to the recently developed area, with a tennis court, a beautiful 100m2 swimming pool imbedded in the centre of a flowery garden, sided by a newly restored lemon conservatory.

Recent conservation works were concluded in 2007 and include the main structure of the building, wiring and plumbing, fixtures and all finishing touches.

The villa is constructed on three levels with a total floor surface of over 1,150m2, plus the basement level featuring the cellar. A turret, typical of Tuscan architecture, features 2 small terraces with breathtaking views overlooking all sides of the estate.

First floor, which is accessed by a main entrance hall and a secondary one on the back of the villa. This section of the villa includes the living area, dining room, kitchen, 2 bathrooms and a few utility rooms and hallways.

The first floor, which is accessed via a monumental staircase and a service staircase which leads from the kitchen. 6 large bedrooms and 6 bathrooms.

Finally, on the second floor there is a kitchen, bedroom with en-suite bathroom and other rooms currently used as bedrooms, play room and TV room. From this floor there is also access to the turret with truly enchanting views.

Florence is internationally renowned as "The City of Art", and offers an invaluable
collection of works of art, palaces and monuments which make of this remarkable city an open air museum. The historical heart of Florence is Piazza della Signoria where Palazzo Vecchio and the Uffizzi Gallery are the most imposing buildings. A short walk away is the Duomo, the magnificent work of the architect Brunelleschi, the bell tower of Giotto and St. John's Baptistery with its famous bronze doors. The river Arno runs through the Tuscan county seat, featuring many beautiful luxury villas now for sale.

Among the many bridges crossing the river, the Old Bridge is unique word wide, with its famous jewellery boutiques. Crossed by the famous Vasari Corridor, this is the only bridge that was spared during the Second World War bombings. The left side of the bridge, named Oltrarno, is where one can still experience the atmosphere of the old town of Florence, with its arts and crafts shops, as depicted by Vasco Pratolini and Marcello Vannucci, the famous Florentine novelists.

Buying Real Estate in Italy

1. Making the Offer to Purchase (Offerta)

Once you have found the property you wish to purchase you will start the process by making a formal offer to the vendor, the estate agent will act on your behalf and put forward the offer, a deposit will be made available, generally around (10,000 - 20,000 EUR). Once the vendor has accepted the offer it will be formalised in writing to the vendor in both English and Italian. If this is accepted the deposit (Caparra Confirmatoria) will be paid to the vendor. This will form a legally binding contract. Neither party may withdraw at this point, the sale can be forced by either party or a claim for damages can be made. If the purchaser withdraws their deposit will be lost, if the vendor withdraws the purchaser can claim twice the deposit in compensation.

2. Signing the Preliminary Contract (Compromesso or Contratto preliminare)

The next step will take place between 1 and 3 months after the offer has been accepted, this is a formal agreement between the vendor and purchaser to sell and buy the property, this agreement is the Preliminary Contract and will contain the conditions and terms of the sale. It is important at this stage that you have a full understanding of all the details contained in the contract. We would strongly recommend that you appoint a Notary who is fluent in English. This document will include the purchase price, a detailed description of the property including completion date and will cover any obligations placed upon the buyer and the vendor. All information relating to the property including any planning permissions for the property and the cadastral details (a public record, survey, or map of the value, extent, and ownership of land as a basis of taxation). Once the Preliminary Contract (Contratto preliminare) has been signed a further deposit (Caparra Confirmatoria) will be paid, this will generally be 10% - 20% of the purchase price. There will also be an estate agents Commission Fee (Provvigione) which will need to be paid at this point.

3. Signing the Final Deed of Sale (Rogito or Atto Notarile)

The purchaser must have a bank account in order to make the purchase on completion. The signing of the final deed of sale which will authorise the transfer of the property must be overseen by a Notary (Notaio). The buyer will select and hire the Notary, but they are members of an independent body of public/professionals who will draft the purchase deed, they will oversee the passing of the title legally from the vendor to the purchaser. The Notary will also verify the legality of the documentation and registration with the Conservatoria dei Registri Immobiliari and the Local Land Register.

4. Formalities to be observed after Completion

Foreign buyers should obtain a certified copy of the Purchase Deed (Rogito), which the Notary will have lodged with the authorities. Generally this will be available to collect around 2 – 3 weeks after completion. The Notary will also give you a form to complete for the the local authority (Questura) who will have been given formal notice of the purchase. Your Notary will help you to complete this form. You will need to contact the utilities companies to set up new contracts (power, water, telephone, gas etc.). If the property is a flat, the condominium manager (Amministratore del condominio) should be informed of change of ownership of the property.
