Set against the gentle, rolling hills this property is a rare gem, a historic quinta meticulously restored for modern comfort yet brimming with Portuguese charm.
This quinta captures the spirit of a Portuguese family legacy woven through generations. This six-bedroom villa, nestled amid Algarve's lush landscapes, once symbolised a dream of return for a family who moved abroad but never let go of the promise to return to this place.
In 2018, the property underwent an extensive renovation, modernising essentials like plumbing, electricity, and adding underfloor heating in the living spaces on the ground floor and air conditioning throughout, turning it into a sublime luxury property, all while preserving its traditional charm.
Today, the villa is both spacious and inviting, with six en-suite bedrooms, each enhanced by rain showers and built-in wardrobes. Some have a private balcony to capture the enchanting views.
The heart of the home, a bright, fully equipped kitchen, beckons family gatherings over shared meals, while a large living room provides ample space for joyful moments and quiet relaxation. Adjacent there is a spacious games room that could be converted into a small studio or extra bedroom.
Outdoors, the quinta offers an abundance of terraces and sitting areas that embrace sweeping views toward Faro and the tranquil Ria Formosa lagoon. The heated pool, surrounded by the typical Santa Catarina floor tiles seems to offer a stage from which to admire the surroundings.
The garden of 1 hectare, with its lush expanses, serves as a perfect setting for olive, carob, orange, almond and pomegranate trees.
The fountain adds a touch of coolness in summer. Every sunset over the coastline seems to celebrate the timeless beauty of this place. Under the pool is some extra storage space, currently not registered. The property is connected to mains (2 metres), has a borehole as well as a cistern for collecting rainwater.
The house comes furnished and decorated. Part of the furniture has been custom made in Portugal and Italy. This villa is not just a home but a lifestyle steeped in history, nature, and elegance, inviting new owners to experience its timeless allure and create memories of their own.
Estoi is a charming, historic village in Portugal's Algarve region, known for its whitewashed buildings, cobbled streets, and rich cultural heritage. At its heart lies the 19th-century Palacio de Estoi, a beautiful Rococo palace with lush gardens, tile-covered walls, and ornamental fountains, offering a glimpse into Portugal's aristocratic past. The village is also home to the ancient Roman Ruins of Milreu, showcasing mosaics and structures from the 1st century AD. Surrounded by rolling hills and olive groves, Estoi exudes a tranquil, timeless ambience, making it a hidden gem in the Algarve. Faro and the airport are a mere 10 minutes drive away.

Buying a Property in Portugal
1. Signing a Letter of Intent
On finding a property you wish to purchase, your agent will draw up a 'Letter of Intent, this will be signed by both parties, vendor and buyer. Copies of this will be given to the legal representatives of both parties and will be used in preparing the Promissory Contract. Included in this letter will be the price, what is included in the sale, furnishings etc. and any conditions of the sale plus the dates for both exchange and completion.
2. Exchange of Promissary Contract (Contrato Promessa de Compra e Venda)
The buyers lawyers are responsible for drawing up the promissory contract (Contrato Promessa de Compra e Venda) and as part of the process they will have carried out the legal searches and made sure that there are no charges, e.g. utilities, property tax etc. against the property. The contract will contain details of both parties and include clear title of ownership, when payments are due to be made, the completion date and an inventory, if required. The Promissory Contract is legally binding and will generally be signed by both parties and witnessed by a notary/lawyer. The contract will include penalty clauses in case either party does not fulfill the terms of the contract. A 10%, non-refundable deposit is required at this point, this will be paid to the vendor, through the lawyer's client account. Once the contract has been signed, if the vendor pulls out of the contract, they will be obliged to pay back double the deposit to the purchaser. If the purchaser pulls out, they will lose their deposit.
3. On Completion
The amount of time between signing the Promissary Contract and Completion will vary and will have been agreed in the contract. Before Completion your lawyer will need to arrange with a fiscal representative for you to obtain a Portuguese Fiscal Number. The official Deed of Transfer of ownership (the Escritura) will be signed by you (or someone representing you with your Power of Attorney), this is signed at the Notary and they will retain the document. The Deed will be read aloud by the Notary before all participants sign it. Your lawyer will need to check to ensure that you understand what is being said if you do not understand Portugese. The Escritura, once it has been signed, will officially give you ownership of the property, but will still need to be registered in your name on the Land Registry (Registo Predial) by your lawyer. Your lawyer should obtain a copy of this for your records. Once you have completed, the new utility contracts can be transferred into your name by your lawyer.
