Impressive 6 bedroom villa, which is ideally set in a quiet and privileged position on the edge of a natural park with the Guadalmansa river running below at the bottom of the valley and enjoying magnificent views to the hills and towards the coast.

Set in Monte Mayor, which is a secluded and guarded community with only one access point, just 6km from the town of Benahavis and just 7km from the coast, this superb villa is accessed via an impressive entrance courtyard, which is made of granite stone from Portugal, leading to a large triple carport with a thatched roof like a gazebo.

The home is built over 2 levels plus a large basement with partially natural light and a terrace facing the river below. All of the levels being connected with a lift.

The heart of the house is the large open-plan kitchen with top of the range Gaggenau appliances and which extends out onto the 140m2 living room with a beautiful wooden vaulted ceiling and fireplace with sliding windows opening onto the terrace and pool area. The terrace area, which is partly covered on this level, is absolutely stunning as it offers a stunning Provençal style fountain from France, a covered small kitchenette with a pizza oven and all other amenities to entertain guests while enjoying the amazing views. Also on this level there is an independent en-suite guest bedroom which is accessed from the terrace.

The heated pool is 18.5m long with a built-in bar with underwater chairs, with an average temperature is 25-30 degrees and is covered by a motorised blanket with built-in solar cells for warm keeping. It also has a UV light treatment system to reduce the use and smell of chlorine.

The master bedroom is located on a separate wing of the upper level, a transparent bathroom and a walk-in wardrobe and access to a large porch with unbeatable views. In the other wing on the same level to the west offers 2 spacious en-suite bedrooms sharing a porch and enjoying fabulous views.

The lower level is for relaxing and entertaining guests and includes a cinema designed and built by Bang and Olufsen that accommodates 12 guests, a professional wine cellar with temperature and humidity control and an entire area for self-pampering with a hammam, full bathroom, massage area, gym, guest apartment, an additional guest bedroom, large storage with a WC, laundry area and a terrace for relaxing and chilling out.

Special features:
- Platform with artificial grass, constructed for solar panels that generate 10kw energy for the house via a converter which cannot be seen from the house.
- The Daikin machinery room has hot water tanks and a system to control the underfloor heating throughout. The water tanks are activated automatically and can supply the house with 4 days of water consumption for 12 people.
- Indoor and outdoor alarm system with laser beams covering the entire property and connected to the security point at the main gate as well as to the security company.
- Bang and Olufsen music and sound system and Lutron controlled lighting system throughout the property. The sound system, allows to play different music in every room.
- Another very important yet unnoticeable feature of this masterpiece is that the foundations are simply amazingly built, which have kilometres of piles ensuring that the structure of the entire house remains stable, avoiding structural issues or cracks.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
