Located just a short walk from the village (around 700m), this impressive villa comes with four en-suite bedrooms on the ground floor and two extra bedrooms (or one bedroom and a living room area) on the upper floor.
The property consists of a fully fenced, gated plot of 3,135m2 on a quiet country lane, with neighbouring villas nearby, but with excellent privacy.
Automatic gates from the lane lead into the spacious parking area, with a beautiful, cobble patterned entrance. There is parking for a number of cars and an entrance to the South leads into the gardens, while a wide walkway to the North leads to the main entrance to the house.
The main entrance consists of a gated covered outdoor courtyard, and a door leads into the hallway. From here, to the left is a separate WC, and a door to the kitchen. This lovely room is fully fitted in sold wood and has a back door leading out to a utility patio to the far end of the property, ideal for drying clothes, etc. There is also a built-in barbecue area.
A door from the kitchen also leads to a useful utility, store room and laundry, the central heating boiler, a washing machine and a dryer. A door from the kitchen, and also from the hallway, leads into the dining room, a bright room, perfect for indoor entertaining.
This leads into the impressive living room, with tall windows and doors overlooking and leading out onto the covered terrace and the gardens beyond.
There is a central, brick decorated, open fireplace for cosy winter evenings and ceiling fans.
Further along the hallway and corridor is access to four beautiful and spacious bedrooms, all with en-suite bathrooms, ceiling fans, and air conditioning units, some with doors to the gardens.
The master bedroom has a spacious dressing room area. In the hallway/corridor is a wide, sweeping staircase leading up to a large landing. This provides access to another beautiful en-suite bedroom with a dressing room and a door out onto the upper terrace with lovely views over the gardens, pool and countryside beyond. Next door, accessible from the landing, is an additional room, without a bathroom, that could be used as a second bedroom or an upstairs living area.
This room also has access to the terrace.
Outside the gardens have been carefully designed and landscaped, with plenty of mature trees, bushes and flowering plants, a heart-shaped mini garden that is a haven of peace, and an orchard of mature fruit trees including oranges, lemons, mango, and many others.
Central to the garden is the swimming pool, 50.55m2, with wide, walk-in steps and built in an L-shape.
The views from the gardens are stunning, across to the high mountain ranges to the interior and out towards the lush lower valleys.
This delightful property has central heating, air conditioning and is sold fully furnished.
It has as much potential as a spacious and luxurious family home or holiday home as it does as a B and B, depending on requirements.
Its easy access and proximity to the village is a major asset.
A beautiful and very special country home.

Buying a Property in Spain
1. Putting down a Holding Deposit
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.
2. Setting up a Pre-agreement (Contrato privado de compraventa)
The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.
3. The Contract (Escritura de compraventa)
Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
