Charming 6 bedroom period house with outbuildings, nestling in one acre of mature gardens with pool, located in a peaceful area near all amenities in Tours.

Situated 7 km from the centre of Tours (Loire Valley) in the heart of a popular residential area, this family home offers access to all the amenities required for comfortable living today.

With origins from the mid 19c this period has seen the development of the once surrounding rural fields into a well-appointed and popular residential area in the suburbs South of Tours.

With excellent access to all local amenities and Tours centre a short 7km tram ride away, this home is ideally located for a family requiring all the necessities of modern life whilst retaining the charm of an older home.

Entrance via the conservatory provides a choice of doors to the entrance hall, wine cellar or kitchen. Steps lead down to the underground wine cellar and 28m2 storage space. The kitchen with its fireplace, tiled floor and exposed ceiling beams is triple aspect with separate breakfast area and views over the gardens to the front. A WC and laundry room adjoin leading into the hallway with cloakroom and double aspect corner study (circa 10m2) with library shelving and views over the garden.

The spacious 38m2 main room has a natural division between soft living room and formal dining room with tiled floor, feature fireplace, original beams and stairs to the first floor.

The ground floor continues into another split room, this time used as the main bedroom with en suite bathroom and a 2nd set of stairs to the first floor. This 33m2 double aspect room could easily become a TV room or main living room depending upon requirements.

The third side of the square, completing the ground floor of the main house has two interconnecting rooms of 18m2 and 14m2 with a further shower room with wc (which also can be accessed from outside via the boiler/pool pump & technical room for use after or before the pool).

This part of the house could potentially become independent from the rest. a future separate apartment perhaps.

The main stairs from the living room to the first floor leads to 3 double bedrooms and a bathroom with wc and via a "hidden passage" a mezzanine (with stairs down to the current ground floor bedroom) and attic/storage space.

An outbuilding is located opposite the main residence and is divided into 3 sections on the ground floor.

The first of 45m2 is used as a reception room for family events with tiled floor, fireplace, original hay rack and manger and staircase leading to the first floor.

The second (46m2) is used as a garage/storage area and the third measures 54m2.

Upstairs there are two attic bedrooms (approximately 100m2 and 45m2).

There is an adjoining 11m2 workshop with a hand-made stained-glass window.

Just over 1 acre (4,165m2) of enclosed garden and both sets of gates are electrically operated.

The formal gardens surround the house and courtyard on all sides offering shade under the mature trees and plants, relaxation and play areas, as well as flower beds and potential vegetable patches.

The heated swimming pool measures 12m x 5m and has a retractable hard conservatory overhead. There's plenty of parking space within the internal courtyard.

Buying a Property in France

1. Signing the Agreement (Compris)

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.

The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.

Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.

2. Paying the Deposit

Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.

3. On Completion

Generally it will take around two or three months to complete the purchase.

During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
