The complex has excellent access, with no dirt track and plenty of space for parking.
As it stands at the moment it can be divided into 3 sections, described below:
Main building - 350m2:
The main building is ready and already running as a B&B and wellness centre. It is on two floors. From a lovely outdoor relaxation terrace with beautiful country and mountains views, the main entrance leads into a stunning, wide hallway. To the right, doors lead into an open living room space, which could be private, or used by guests, depending on preferences. Opposite, is an inner hall area with a door to the owners' bedroom, with an en-suite bathroom. Next door is a family bathroom and laundry room. And at the far end of the hallway is the guest dining/breakfast room and a huge catering kitchen. There is access from here to outside, and a maintenance area for the underfloor heating, which is controlled using individual thermostats.
A staircase in the hallway leads up to a sweeping landing and from here is access to the 5 en-suite guest rooms, all finished to a high spec and in perfect condition.
Outside the main building is a carport for the owners parking area, which could potentially become a very lovely breakfast terrace, accessed from the door from the breakfast room, for those who prefer to dine outside.
The building has many special features, such as computerised water pressure to ensure the flow of water to guest rooms is always good, even if being used by another room, under floor heating (gas), latest technology, super quiet air conditioning (hot and cold) in all rooms, and there is also a flat roof with potential to become a magnificent solarium.
Wellness Centre - 77m2:
Located a few steps down from the main building, through gardens, on a lower level, this building has an entire wall of glass over the beautiful views. It consists of an entrance area, changing rooms and an open plan gymnasium/spa with a sunken Jacuzzi. The feel throughout is one of relaxation and sophistication, a perfect addition to the business, whether directed purely at wellness holidays, or simply rural tourism.
The outbuilding - 230m2:
The most interesting part of this property is the huge potential for the growth of the business by renovating and developing the large outbuilding located at the lowest part of the plot. It has its own entrance drive, and is divided from the wellness centre and the main building by a huge, flat patio area where the pool is located. This building already has 2 x 1-bed apartments that just need a little finishing off, as well as the oldest part of the building, which is used currently has a meditation room, with a bathroom. Apart from this space, there is a whole upper level which could either be converted into 3 very spacious bedrooms with large glass wall windows over beautiful views, (or even 4, slightly smaller rooms), or it could be made into a communal room, for recreation, or a room for meetings, classes, workshops, etc. for guests. Alternatively, part or all of this building could be converted into a separate house to let, or perhaps for the owners to use as their main private residence.
The plot - 6,933m2:
The plot meanders around the different buildings with many lovely areas that could be landscaped and planted to make stunning gardens. It is mostly useable land and there is also space for a vegetable plot and fruit/olive trees in different locations. There is also a very large open-sided, but covered warehouse area used for tractors etc., which has potential for use too, and there is an area that could become a main guest car park, allowing parking for a good number of cars.
This extraordinary complex could become a whole way of life for an enthusiastic couple with the drive and imagination to make a success of a small, boutique-style business and grow and expand into the future.

Buying a Property in Spain
1. Putting down a Holding Deposit
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.
2. Setting up a Pre-agreement (Contrato privado de compraventa)
The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.
3. The Contract (Escritura de compraventa)
Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
