Enjoying breathtaking sea views from its ideal elevated location in The Rock, Richmond Hill, St. Peter, is this outstanding 5 bedroom luxury villa set in beautiful landscaped gardens with expansive infinity pool.

The property has massive potential for further accommodation with views or redevelopment as a luxurious enclave.

On the ground floor is a fully fitted and equipped kitchen, a formal dining room and a spacious and bright living room which opens onto the covered terrace offering living space and casual dining with a bar. It is the perfect spot to relax, entertain and watch the sun set.

There is a large second master bedroom suite on the ground floor. This has a spacious walk in wardrobe and en-suite bathroom. Just off the wardrobe is a private office which extends onto a small private terrace that looks towards the gardens in front of the house. The next bedroom is also on the ground floor and can be accessed just off the pool deck. This is almost like a little private cottage as it has its own en-suite bathroom.

There are two more bedrooms upstairs which share a bathroom and the last room upstairs is the main master bedroom with an en suite bathroom. There is also an office nook, large private terrace, a huge wardrobe and a spacious renovated, en-suite master bathroom fitted with a double vanity and large stand-up shower.

Towards the side of the property is a separate laundry area which is accessed through the kitchen.

Additional features include PV Solar System and generator, and a water tank with pump.

Below the property is a large tranche of land which is included in the sale, and would be prime for development with the right planning permissions. Any developed properties could enjoy wonderful west facing sea views. There was once planning granted for development here. The current status of those permissions would need to be checked.

This unique property is in a rural environment with fabulous views yet is just 15 minutes drive from Holetown, 10 minutes to Speightstown and 15 minutes to the east coast. Holetown is the hub of the west coast of Barbados. Here there are banks, supermarkets and duty free shopping in Lime Grove. There is also a the Sandy Crest medical centre in Holetown.

Speightstown maintains a historic village vibe where there are friendly vendors selling fruit and vegetables, shops, bakeries and a large Supermarket. It is minutes from many of the best west coast beaches.

The buying process will generally take around 3 months. There are not generally any restrictions on ownership by foreigners, except for a formality that, if you are a non-resident, the Barbados Central bank must you give you permission before you may purchase a property. If you fail to gain this permission your purchase will be void. It is required by the Central Bank of Barbados that all money that is brought into the country must be registered. Once you have signed the conveyance it will go back to the venor’s solicitor to be signed by the vendor. Your part of the sale is now complete, all that is left is for the vendor to pay the stamp duty and to transfer the taxes.
