Spacious and modern newly built 5 bedroom villa with a total living area of 853m2, set within a large landscaped plot of 1,231m2 with a swimming pool and panoramic picturesque sea views.

Located just a few minutes drive from all luxury amenities and the coast, this superb villa, which was designed by an architect who is a winner of the "European Property Awards" and famous for his luxurious designs in the area, boasts a fashionable contemporary style, yet still maintains a comfortable living environment.

Thoughtfully distributed over 4 levels with an lift connecting each floor, features include, on the ground floor: open-plan living area with a soaring ceiling and double height window going up to the first floor, which allows the flow of light and sun to enter the property and impresses with wonderful views. Huge panoramic windows lighten the whole home. It features a spacious living area with stylish bio-fireplace dividing the salon and dining area. Fully fitted kitchen with island/bar counter, sleek surfaces, wooden and glossy silver elements. All 5 bedrooms have perfectly equipped modern en-suite bathrooms, fitted wardrobes or dressing areas.

The lower level has windows to let in natural light, and during construction the buyer can alter the room sizes. The current basement plans are for a large cinema room and 2 bedrooms, 1 of them can be given up to make a larger entertainment area. Future owners also have the option to fill the house with bespoke furniture made specifically for it.

This fabulous property has been designed with the wonderful Mediterranean climate in mind: large outside terraced living space on the ground floor, spacious balconies attached to each of the 3 bedrooms on the first floor, 63m2 rooftop terrace taking full advantage of the stunning panoramic sea and mountain views, landscaped gardens and a wooden-decked pool area.

Every aspect of this exclusive, eco-friendly villa will be finished to the highest of standards and quality, with imported Italian floor tiles perfect for the climate, stylish contemporary bio-fireplace, accent stone and ornamental walls and other innovative architectural decorating decisions.

It will also feature the latest in-home automation technology. Lutron Homeworks QS, called the Rolls-Royce of lighting control, which provides over 100 indoor and outdoor lights and 4 electric blinds controlled by wall-switches, phone or tablet apps (whether at home or away), or even by voice command. For example, saying 'movie time' will lower the blinds and dim the lights. With IFTTT (If This Then That) technology the lights can be set to come on or off, blink, or change colour after specific events, for example - if there is motion on one of the outdoor cameras, when the sunrises or sets, or even one has a Facebook notification. The possibilities are endless with this cutting-edge technology.

The location is also perfect, tucked away in a secure environment of the prestigious golf club where peace and privacy reign in the midst of stunning natural surroundings, but with the glamorous and sophisticated attractions of Puerto Banus and traditional Spanish charm of San Pedro just a few minutes away.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
