A charming, original cortijo in very good condition, with lovely gardens and a separate guest cottage to finish renovating, located 4kms from Benamargosa and within 30 minutes of the coast.

Main house: 4 bedrooms - 1 bathroom - rustic, original interior - walled patio - terraces - beautiful, secluded gardens.
Guest cottage: 2 bedrooms - 1 bathroom - front terrace - small garden.

Easy access, delightful country location.

This is a truly authentic, rustic country house that is packed with original, historic features in its original layout.

Main house: There are are not many other properties on the market quite as 'quirky' and original is this one. This lovely old house, consisting of 150m2 on two floors plus an upper room, is set on a garden plot of around 625m2 and is made of original stone with plenty of beams, cane ceilings and original features.
The house is located in beautiful countryside in a lush river valley, it is situated close to other equally rustic, charming cottages, most well kept, but is very private and peaceful.
General parking is within a 1-minute walk and there is also a private car parking area for one car at the top entrance to the house.
A pretty path leads to the main house entrance, or a few stone steps lead down from the parking space. Taking the main entrance, the front door is located under a beautiful porch area, draped in climbing wisteria, with a cobbled patio area, shaded by many plants and climbing foliage.
The front door leads into the hallway (3 x 3m) which sets the scene for the rest of this lovely house, with its beamed ceilings and original floors. To the right is a door leading into an exquisite and unique room (bedroom 2) of around 4.5 x 3.5m on two levels with the remains of an original fireplace, alcoves and pillars.
Straight ahead is the inner hallway, (3 x 2m) with stairs to the right, and a door to the left leading into bedroom 1 (6 x 3m). This room also has stairs that lead up to Bedroom 3 (5 x 3m) directly above it.
From the inner hall, the stairs to the right lead up to the upper floor and straight into the reading/study room (6 x 3m). From here, double doors lead out onto an open terrace of around 3 x 2.5m with views over the lovely hilly countryside and orange, avocado and lemon orchards below.
A door from the reading room to one side leads into the spacious living room (5.2 x 3.5m) with fireplace and interesting features.
Double doors at the far end lead into the kitchen (4.5 x 3.5m), which is fully fitted, with an arch to the dining room (3.5 x 2.5m).
From the kitchen, an opening leads into the hallway by the patio door, and from here a low doorway leads back into the reading room at one side, and into the bathroom the other side.
The bathroom, yet again, full of original character and charm, is a generous 3 x 2.5m with bath and shower.
From the patio hallway, a made-to-measure spiral staircase leads up to the loft bedroom (Bedroom 4) which is around 4.5 x 3m.
From the patio hall, a door leads out into a walled outside patio area, a quiet, and very private area, with a small dip pool built into one side of the patio. This is an ideal place to spend much of one's outdoor time, ideal for outdoor dining, entertaining or relaxing. The owners use a 'sail' to protect the area from the sun in the Summer time.
From the patio, a gate takes us out onto a pathway. To the right, the path leads up stone steps to an upper entrance to the property and a garden gate, with access to the parking space.
To the left, down to the main garden area, passing a useful store room or small workshop (approximately 3 x 2m).
The main garden is walled, for total privacy, with a gate in the wall leading out of the property.

The garden consists of flowering shrubs and cactus, and a lovely covered seating area at the far end. There is plenty of space here to add an above ground pool, larger than the dip pool in the patio, should this be required.
A simply delightful property, perfect for anyone looking for rural character and original Andalusian charm, fully habitable, and perfect in its own special way.

Guest cottage
A few metres up the hill is the guest cottage, semi detached, and in need of some light renovation. It has a pathway which could be converted into a parking area, plus a small area of garden, plus a lovely, paved front terrace.
From here, a door leads into a beautiful room with an original fireplace which could become the kitchen/dining room, plus a hallway with staircase and a bathroom.
Upstairs are two rooms, one leading to the other, which could consist of a living room (perhaps with a sofa bed) and a bedroom.
The house is around 60m2 on two levels (30m2 on each level).

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
