This stunning, modern, beachside property is perfectly positioned just a short walk from Marbella town and all essential amenities. Recently renovated and tastefully designed, it is distributed across three well-planned levels, ensuring comfort, elegance, and practicality in every corner.
Upon entering the property, there is a charming front porch, an inviting space ideal for enjoying breakfast while basking in the warm Mediterranean climate or simply relaxing in the tranquility of this peaceful setting. Stepping inside, the home opens up to a bright and spacious living and dining area, designed for both comfort and style. The living room features a cosy fireplace, creating a warm ambience perfect for unwinding or entertaining.
The open-plan Porcelanosa kitchen, equipped with top-of-the-line Miele appliances, offers a sleek and contemporary space for culinary enthusiasts. This area seamlessly connects to a large terrace, providing an ideal spot for alfresco dining, social gatherings, or soaking in the serene sea views. The ground floor also hosts a convenient single bedroom, which can be used as a guest room, home office, or staff quarters, along with a stylishly designed guest WC featuring a shower for added practicality.
Ascending to the middle level, the master bedroom stands as a luxurious retreat, complete with an en-suite bathroom and a spacious walk-in wardrobe. This tranquil sanctuary offers ample storage and an elegant design to enhance relaxation and convenience. Also on this level are two additional well-sized bedrooms that share a beautifully appointed bathroom, making it an ideal space for family members or guests.
The top floor is another highlight of this remarkable townhouse. Here, an additional en-suite bedroom provides yet another private and comfortable space for guests or family members. This level also features a utility room for laundry and household needs, along with two spacious terraces that offer panoramic views of the surrounding area and the Mediterranean Sea.
It is worth noting that the property is sold as it is, that there is a discrepancy in the registered square meterage of the property compared to its actual size. Specifically, the built area on the top level, measuring approximately 24m2, as well as the terraces on both the first and top levels, have not been officially registered, which adds to the overall space available to the owner. Throughout the home, high-quality Travertine marble floors enhance the elegance and timeless appeal of the interiors.
The property is offered fully furnished, allowing for a seamless move-in experience for the new owners. There is also an underground garage space in a building nearby included.
The townhouse is part of an exclusive and tranquil community, featuring beautifully maintained gardens, a refreshing swimming pool, and paddle tennis courts. This secure and well-managed residential enclave provides a peaceful oasis while being conveniently close to all the vibrant restaurants, shops, and services of Marbella.
With its unbeatable location, stylish design, and excellent amenities, this beachside townhouse is a rare gem and an exceptional opportunity for those seeking the ultimate coastal lifestyle.

Buying a Property in Spain
1. Putting down a Holding Deposit
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.
2. Setting up a Pre-agreement (Contrato privado de compraventa)
The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.
3. The Contract (Escritura de compraventa)
Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
