This productive mango farm is an outstanding property set on its own, in stunning grounds with beautiful views, just a few minutes inland from the coast, and totally private.
It offers an excellent alternative lifestyle or a luxurious holiday/country home that pays for itself through its income from the mango farm, managed by local farmers.
The property is located on a secluded hillside, 10 minutes inland from the coast, just outside Trapiche, to the north of Velez-Malaga. It has excellent access with a gated entrance (electric gates) leading up the hill along a concrete track, lined with a beautifully built stone wall on one side and the mango orchards on the other, to a large parking area.
From here the track continues up the hill, accessing all parts of the property, and to a large water tank holding plenty of water from two wells, serving both the mango farm and the house. From the car park, a path leads around the side of the house to the magnificent front garden, with a large pool (49m2 with steps into the water) overlooking wonderful views of the countryside and the lush valley of Velez-Malaga.
Steps to one side lead down to a small, elegant building that used to be an aviary and from here is also access to the spacious pool pump/store room below. A magnificent covered terrace with beams, in front of the house, offers plenty of space for outside dining and outside living in general, all in complete privacy. A built in barbecue and outside kitchen is also next to this area, all of it beautifully paved and finished.
From the covered terrace, a door leads into a beautiful, elegant central hallway, with stairs ahead and a cupboard under the stairs, plus a door to a downstairs bathroom with a bath and overhead shower. To the left, quality wooden and glass double doors lead into the spacious living room, with fireplace, and beyond, a large office/study/library which could also be used as a fifth bedroom if required.
To the right of the hallway, double doors lead into the dining room, and beyond is a door to the kitchen, with a useful utility room beyond with a door to the outside. The kitchen is fully fitted, with top quality, hardwood units and has a large four-section fold-out door leading back out onto the terrace, completely opening up the kitchen to the outdoors.
The beautiful staircase, with walls clad in stonework, leads up to a landing in the centre of the upper floor. From here is access to two, large en-suite bedrooms, one with a a large dressing room and both with exquisite bathrooms with beautiful details, plus two further bedrooms, all with quality, traditional windows, tiling and finishing, with built-in wardrobes.
All the rooms have hot/cold air conditioning, ceiling fans and built-in wardrobes. All the rooms in this beautiful house are finished to a high quality, with beams, and beautiful windows to give a modern but rustic feel to the property.
The mango farm consists of many mature and maturing trees. There is a huge garage/store room, pump room and easy access to all areas of the farm. The production easily covers the costs of maintenance and useage of the house. It would be very easy to let the house to tourism, adding significantly to the income from the extraordinary property.

Buying a Property in Spain
1. Putting down a Holding Deposit
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.
2. Setting up a Pre-agreement (Contrato privado de compraventa)
The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.
3. The Contract (Escritura de compraventa)
Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
