It is very unusual to find a country house that is on its own, with land, located very close to the village, but in the countryside, this house has easy parking outside for several cars.
A gate leads into the large front garden which is conveniently paved, to make a wonderful garden terrace.
The house is divided into two living units, one next to the other.
The main house consists of a huge living room with a log burner and a side door out to the side terrace, a large dining room, also with side door, and a fully fitted kitchen, with a downstairs WC on the ground floor.
Upstairs there is a large landing, with a living room area or office space, and three bedrooms, each with its own bathroom.
The guest house next door has a front door also from the front garden, with a similar layout to the main house, consisting on the ground floor of a living room, dining room and kitchen of similar dimensions, but with a complete shower room downstairs too, and gas fires currently installed in both the living room and the dining room.
Stairs from the living room lead up to a landing with a bedroom overlooking the rear garden, a door from the corridor out to a terrace (5 x 4.4m) with lovely views. On this level there is also bedroom 2 with an en-suite bathroom, bedroom 3 overlooking the front garden and a family bathoom.
The guest house needs a little light improvement, but only superficial work.
The houses have electric radiators in most rooms, as well as air conditioning in the main house in one bedroom (unit needs repair) and ceiling fans.
The land and gardens, consisting of 1,428m2, is divided into a large, paved front garden, walled and with an entrance gate with parking outside, a delightful side terrace, ideal for outdoor dining, with two doors into the dining room and kitchen of the main house, and a rear garden and orchard with a garden store room.
The front garden has many decorative trees and plants. The rear gardens consist of flat land on two levels, the lower level being dedicated to an orchard of fruit trees including figs, pomegranate, lemon, orange, caqui, plum and many grapevines producing delicious grapes.
The upper level can be made into a lawn or gardens, depending on what the new owners prefer, and is therefore ideal for anyone wishing to create a beautiful garden under the sun.
It would be possible to add an above ground pool on the lower level, such that it would be level on one side with the higher garden area.
This house offers space and plenty of options, such as rental of rooms or of the guest house, or as a small business, and it would also be ideal for two families wishing to buy together but have their own space.
It enjoys wonderful views, excellent outdoor and indoor space, and best of all, is only a very short walk into the lively village of Riogordo.

Buying a Property in Spain
1. Putting down a Holding Deposit
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.
2. Setting up a Pre-agreement (Contrato privado de compraventa)
The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.
3. The Contract (Escritura de compraventa)
Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
