In the picturesque village of Relleu (Alicante), surrounded by impressive mountain ranges, and yet, just a short and scenic drive to Villajoyosa (Alicante) and its fine sandy beaches, is this unique, character property with picture-postcard views of the countryside and of a 10th-century castle.

This finca, which was formerly the old olive press, is on the edge of Relleu village with all services and amenities within walking distance. Approximately 50 minutes drive from Alicante international airport, this elegant 19th century home, perched on a landscaped plot of over five times its size, has been meticulously restored - architect designed and supervised, and boasts 460m2 of living space.

This distinctive estate offers a blend of character, history, tranquil surroundings, an opportunity to form part of village community life, and yet, is still within easy reach of the coast, golf courses and marinas.

Relleu is well known for attracting cyclists, hikers and climbers as well as tourists eager to experience the village's cultural heritage and sample its gastronomic delights. Relleu itself is no longer the sleepy village it used to be with various events organised by local institutions attracting visitors from afar; the village and cafe terraces are particularly busy at weekends. The Pasarela de Relleu for example, was the most visited attraction in the Costa Blanca in 2023.

Almassera Vella is a functional, well-built and wholly modern house, which can be accessed either on foot from the old village quarter via the main wooden door entrance, or by car via a village street leading straight into the enclosed garage, which enjoys direct access to the main floor of the house.

Apart from the garage, the main floor consists of a spacious open plan living area of over 45m2 with high ceilings and a living room, library, dining area and open fireplace. From this open plan living area there is direct access to the loggia/naya/terrace. There is also a study and WC on this floor and delightful views of surrounding countryside can be enjoyed from this level.

On the upper floor are 3 double bedrooms affording valley views, 2 with en-suite bathrooms and 2 further double bedrooms, one with an en-suite shower-room. There is an additional shower room on the landing.

The ground floor is prominently adorned by the authentic olive mill, creating an enchanting ambience that extends into a captivating living room and dining area. A laundry room, pantry and WC are also on this floor.

There is a spacious kitchen featuring a central island and a designated breakfast area. The kitchen and dining area both boast double doors that open onto the grounds and pool. Oriented primarily to the west, the property basks in sunlight from midday until sunset.

A wide and extensive 2 level terrace features a 4 x 10m infinity pool, a pathway winding down to the 2 stone-fronted bancals to the lower floor, an almond orchard with fig, pomegranate and citrus trees and one parking space as well as a garage with one interior space.

This superb property is ideal for large families or as a venue for cultural activities. It is a rare gem combining character, tranquility and income potential.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
