Delightful and versatile country property in a small hamlet with beautiful views and rustic style throughout, offering a chance to enjoy life and earn an income from tourism.

Located within walking distance of the village of Triana and within 15 minutes of the coast, this is an immaculate, attractive, rustic style property full of serenity and original charm.

The house is accessed from a communal parking area, down a series of steps that form the main street within the hamlet, or parking is possible at the bottom, with just a short walk up to the house.
The hamlet is made up of a little group of very beautiful, rustic buildings, with gardens, with a beautiful view across the hills, countryside and mountains.
With almost of 200m2 of living space, the villa is spread over three floors, around gorgeous, mature gardens.

To the front of the property are gardens with a path overlooking beautiful views. This area of garden is part of the communal area in the hamlet but is used and looked after exclusively by the owners of this property. Above, just off the path, an arched entrance leads onto the garden terrace. In the gardens are beautiful flower beds, home to a huge variety of tropical and flowering plants. There is also a semi circular area cut into the rock on one side which is perfect for locating an above ground pool, or a built pool. Formerly there was a pool here (ask us for a photo).

Main house - The main house is on two floors. From the patio terrace, a door leads into a very large kitchen/dining area (22.6m2) with a modern kitchen at one end and a dining area at the other plus hot/cold air conditioning. There is access to a bodega and a bathroom to the far left (around 9m2) with rustic tiling, a huge walk-in shower and under floor heating. To the right, a door leads into the living room with a woodburner. This room is laid out around a central pillar, with a series of arches dividing it into two sections, such that it is possible to walk in a circle around all parts. This allows the space to be divided into areas, such as a relaxation area, a reading area, dining area, etc. It also has plus hot/cold air conditioning.
Stairs lead to the first floor, onto a landing (5m2). From here is access to two bedrooms and two bathrooms.
The first bedroom is a generous 15m2 and has beautiful arch-shaped windows framing the beautiful views. It also has hot/cold air conditioning. The bathroom is accessed from just outside the bedroom door and can therefore serve as both an en-suite bathroom for this bedroom and for general access from the landing.
Bedroom 2 is a single bedroom (8.24m2) currently used as an office, with a ceiling fan and has an en-suite bathroom (a shower could be added by taking a small corner of the next door covered terrace). A door from this bedroom leads out to the central covered terrace (around 13m2) with lovely views over the countryside.
There is a washing machine and hot water boiler installed in this area.
From here there is also access to the roof terrace and also alternate access to the upper apartment.

Upper Apartment - The upper apartment can be accessed from the main garden terrace, up a series of steps to an open area with a useful store shed and flower beds. From here, a door leads into the main room, which includes a kitchenette and dining/living area (18m2) plus hot/cold air conditioning. A door to the right leads into the bedroom (11m2) with a beautiful arched window over the views and built-in wardrobes, plus an en-suite shower room (2.33m2). A door from here leads out onto the central covered terrace and also to the roof terrace.
Above the upper apartment is a useful store room with metal stairs for access.

Lower Studio Apartment - The lower apartment has access directly from the village path, with a small terrace area just below the path and beautiful gardens.
This apartment consists of one large room (17.34m2) and includes a living room area, kitchenette and bedroom area plus hot/cold air conditioning.
It also has an independent electric water heater. To the far end is access to the shower room, in blue tiles and with a walk-in shower, basin and WC.
This lovely studio apartment has the main wall clad in stone, giving it rustic charm and character.

Top terrace -
Steps from the covered terrace on the upper floor lead to a magnificent roof terrace. From here one can enjoy the beautiful panoramic views and it is the perfect spot to star-gaze at night.
There is air conditioning throughout the house, except for the upper apartment.

This unique and unusual property, only a few minutes walk from Triana village and its bars and shop, has worked well for the current owners both as a home and with rental units for tourism.
Due to its layout, it is possible to let out the two apartments, or the upper apartment together with the main house, making it very flexible.

Velez-Malaga (main town) is only 10 minutes drive away, large shopping (with restaurants and cinemas) is 15 minutes away with the nearest beach (in Torre del Mar) 20 minutes drive away.
Malaga airport is a 45 minutes drive, nearest golf course is 20 minutes and the Sierra Nevada ski area is under two hours.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
