This house is located in a pretty street, in the historic centre of town, very close to the beautiful Palacio de Beniel.
Velez-Malaga, a fascinating, historic town, is only 5 minutes inland from the coast and surrounded by tropical fruit growing countryside.
It is perfect for anyone wishing to live here and perhaps run a small business from the lower build, or convert the lower build into a second living unit.
This property is in perfect condition, built and finished to a high quality.
The main house has access from the top of the street, through a top quality front door into a hallway (2 x 1.5m). To the left is the fully fitted, modern kitchen/dining room (12m2) with a window to the street.
A short corridor leads past the downstairs bathroom to the left (2 x 2m) and an under-stairs store area to the right, to the living room.
The living room (around 20m2) has huge, glass sliding doors to a corridor balcony with chairs and an awning, overlooking the street, and hot/cold air conditioning.
To the far right, a door leads into an office (around 2 x 3m) with window to a side street.
A door from the living room opens onto the stairs, which lead up to the first floor.
Here, a landing leads to bedroom 1 (5 x 2.3m with double sliding doors to a balcony), bedroom 2 (2.3 x 2m plus 2.5 x 2m) in an L shape, and again with double sliding doors out to a long corridor balcony with views of the hermitage, the sea and the town, the upstairs bathroom (3.3 x 2m) and the master bedroom, bedroom 3 (4.5 x 3.5 plus alcove of 3 x 1m) and sliding doors to a balcony. This is a spacious room, unusual in village houses, with hot and cold air conditioning.
There is plenty of space to add an en-suite shower room should it be required.
The stairs continue up to a laundry and utility room (3.75 x 3m) with a sink and washing machine. A door from here leads out to the L-shaped roof terrace, with chair and tables, and lovely views over the historic hermitage on the hill close by, a glimpse of the church, and in the distance, the sea.
The terrace faces South and East. The terrace is around 31m2.
Below, the house, accessed a little further down the street, is the underbuild, with windows to the street.
It currently consists of one large room plus two further rooms off this large room (sizes around 5 x 5m, 4 x 4m and 4 x 5m). This could be used for storage, perhaps as a classroom, treatment room, workshop, or similar, or could be converted into a separate annexe or living unit, perhaps for an elderly relative.
The property is extremely warm in the Winter, and there is hot and cold air conditioning in the living room and master bedroom.
There are also solar panels for heating the water.
A very well presented, comfortable house in excellent condition.

Buying a Property in Spain
1. Putting down a Holding Deposit
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.
2. Setting up a Pre-agreement (Contrato privado de compraventa)
The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.
3. The Contract (Escritura de compraventa)
Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
