With the many nature trails around this beautiful, unspoilt area, this property would make a perfect equestrian retreat. It is situated just North of the line of mountains to the South of which the land drops dramatically down towards the coast, through Axarquia. The area is peaceful, with good access, and close to nature in all directions. There is ample parking for any number of vehicles, and a garage to one side of the parking area.
The garage (7 x 4m) has stairs at the far end leading up to a room of
4 x 4m with a panoramic window over the land - potentially this could be an office, or this entire building could be converted into accommodation or an events venue, or a tackle room for horses.
From the parking area, a large walled garden, (10 x 9m), partly laid to garden and partly to patio, leads to an entrance lobby through a wide archway. From here are two doors to left and right, and ahead, the entrance to the main inner patio, and with a further walled patio beyond.
To the left of the entrance lobby: A door leads into a spacious living room with windows over the patio, and a large fireplace at the far end (9 x 3m). A staircase leads up to a landing, with a door to a terrace, one bedroom (4 x 3m) and a bathroom (2 x 3m). The terrace is open and has views over the buildings, patios and countryside beyond (6 x 2m). This wing of the building could be bedrooms, or a separate annexe.
To the right of the entrance lobby: The door leads into a large inner hallway with a wide, sweeping staircase to the right. Walking past the staircase, the corridor leads to a downstairs bathroom (3 x 2m), and to a door to a second garage (6 x 5m) with large doors at the far end leading out to the main gardens. This whole area has enormous potential as a further apartment or guest rooms.
Also at the end of the corridor are large doors leading into the magnificent, ancient main living area of the house, with original floors, huge windows and beams on the ceiling. This area consists of two sections; the kitchen/dining room (9 x 3m) and the living room (9 x 3m) with a fireplace at the end, cobbled areas on the floor and large doors out to the main gardens.
Back in the hallway, taking the stairs leads to a landing. To the left at the top of the stairs is a bathroom (4 x 2m), and beyond, to the left a large inner room(5 x 3m) leading to two large bedrooms (4 x 3m and 8 x 3m) with an additional area of 1 x 3m at the far end that could be another bathroom. To the right of the landing is a door to another huge room
(8 x 4.5m) which could be subdivided into two rooms.
The main garden is at present semi abandoned, home to a number of dogs, and some chickens. The whole area is fenced and flat, and could be made elegant and beautiful with mature trees, a wonderful shady place to escape to and enjoy, perhaps with the sound of cooling water features, paths with flowering borders, and perhaps a pool. All of this can be created.
It does require some work to transform it into an a elegant country home, perhaps a retreat or a top rate B and B, with horses, perhaps, or ideal for a yoga retreat or activity holidays.

Buying a Property in Spain
1. Putting down a Holding Deposit
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.
2. Setting up a Pre-agreement (Contrato privado de compraventa)
The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.
3. The Contract (Escritura de compraventa)
Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
