Full of charm and character is this spacious 4 bedroom house with pool and garden, enjoying wonderful countryside and mountain views from its peaceful location in the hills below Canillas de Aceituno, Casa Villarubia.

This large property of 360m2 in total dates from 1998, offering accommodation on one level, plus a whole lower level with garage and warehouse/store space, perfect for a studio, or for conversion into a second house.

Situated in the countryside it offers peace and tranquility, and the possibility of internal improvement, plus development of the lower floor.

It is set in a plot of 3,123m2 of land, of which there is a part that is totally flat and ideal for a vegetable plot or gardens, plus a pool, and the rest slopes up a steep hillside.

There are lovely views from the property looking mainly facing South/South West and access is good via a concrete road and a track of just a few metres, with two driveways, one to the garage and lower level, and the other to the main house on a higher level.

From the parking area, the drive leads up to the open paved patio, a lovely, private space, ideal for outdoor living. A side path leads around to the rear of the house where there is an additional, small patio area. From the patio, there are two doors into the upper level and main section of the house. The first leads into a living/dining/kitchen area, (7m x 4m) plus a huge fireplace, with a door at the far end leading onto the covered, arched terrace to the front. This area can be used for entertaining friends without having to enter the main house, or it could be adapted into a studio apartment, classroom, or whatever is required.

At the far end is a door onto the main covered terrace with arches over a beautiful view. Returning to the front patio, there also double doors leading into the main living room (6m x 3m) with a fireplace against the left hand wall. From here, a large arch leads into a beautiful, fully fitted kitchen/dining room (6m x 3m) with a door into a useful store room
(3m x 1m) to the right.

From here, a door leads out onto the main covered terrace. The covered terrace is a spacious 9m x 5m, the perfect place to spend time, to dine, entertain, or relax. The arches overlook a beautiful view of the valley and countryside below.

Returning to the main living room, to the far end of the room are two bedrooms, one following on from the other. It would be perfect to remove the partition wall between these two rooms to make one very large bedroom (7 x 3m) and possibly add a new, en-suite bathroom within this space.

Also from the living room, a door leads into another room, which could be a reading room or additional living area (4.5m x 3m). From here there is access to the bathroom (3m x 2.5m), and to an additional two bedrooms (4m x 4m and 4m x 3m). These two rooms could be made independently accessible by creating a small hallway and new doors into each room, rather than accessing one through the other.

Below, on the lower level is a huge space divided into four large areas, taking up the entire footprint of the house above. This area could be adapted to suit the requirements of the new owners, be it a large workshop with store rooms, or a downstairs apartment with its own access and parking area.

This lovely house in glorious countryside offers plenty of potential for anyone looking for a spacious country house where they can alter or adapt to suit their own requirements over time.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
