This beautiful old house is bursting with original charm and character. Located just outside a country hamlet not far from the village of Benamargosa, the location is as charming and quirky as the house itself. Access is via a little path, past the picturesque neighbouring cottages, to the garden.
The main house has a delightful terrace area, part covered, and used almost every day of the year as the outside living space, lending itself quite naturally to outdoor dining, relaxing and living in general.
Next to it is the inviting little splash pool, with a little waterfall feature and filter system, set in the rock and very picturesque.
The terrace patio area has a barbecue, built-in seating, and has ample space for tables and chairs. It is very pretty and very peaceful and private.
At the far end of the terrace, a few steps lead up to a front door, which leads into a reception room(4 x 3m), with an opening in the thick walls to a long, rustic style kitchen with beams (around 7 x 2m in total, but with an angle on the wall).
From here is access, down a couple of steps to a tall atrium dining room (3 x 3m) which also has a door out to the front terrace and a wood burner. This lovely room extends right up to the roof of the property on the second floor.
To the right, a door leads into the main living room (5 x 3m), with a wood burner in one corner, and with glass bricks bringing in light from the front, which used to be double doors, and could once again be opened up if required.
There is a woodburner installed in this room too, and original beams and floors.
At the far end is a door to a useful store and utility room (3 x 2m), and the bathroom (3 x 1m) with a walk-in shower.

From the living room, stairs lead up to the first floor.
Immediately to the right, at the top of the stairs, is a 'balcony' opening looking over the dining room below. To the left, a short corridor leads to two bedrooms.
The first (7m2) has a window over the terrace and out to the views, and the second, at the far end, is 4 x 3m, also overlooking the terrace.

Back outside, beyond the front door and to the far side of the house, is a small terrace with lovely views, and steps leading up to a roof terrace (4 x 3.5m) with delightful views over the countryside.

From the main front terrace, there is a a short path leading to the main garden area, a delightful space, ideal for all types of outdoor living activities, and with natural shade from various trees including a lemon tree.
It is a beautiful, 'nostalgic' area and completely surrounded by avocado orchards. Here, we find the entrance to the guest casita, with an original bread oven just by the front door. Inside, immediately to the right, is the shower room and one step down leads into the rustic style kitchen/dining room. This area has beamed ceilings and varnished cane infill, and a wooden breakfast bar with high stools.
An opening leads into the living room, again, a beautiful room bursting with character.
From here, a spiral staircase leads up to the bedroom above the living room, with two little original windows overlooking the glorious country surroundings. The building is around 156m2 (bear in mind the walls are 1m thick in places. ) and the plot around the house is an additional 197m2.

Interesting to note that there was once a doorway from the main house front terrace to the upstairs bedroom of the guest cottage that could potentially be reopened,and part of the guest house roof could potentially be converted into extra terracing.
The house has a parking space along a concrete road, just behind the house, with access to the property, in addition to access along the grassy path down to the track.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
