A beautiful, concrete country lane leads up, through magnificent olive groves, to the house. It has an electric gated entrance conveniently controlled remotely, leading onto a wide concrete driveway with plenty of open parking spaces plus a 44m2 garage/workshop with electric garage door.
From here steps lead up to the level of the house and gardens and one is immediately struck by the awe-inspiring views, including mountain ranges, valley and rolling hills - hours of fun with a pair of binoculars.
The house is set in lovely gardens created and tended lovingly over the years by the current owners, with a large variety of flowering shrubs and bushes, aromatic plants, olive trees and productive orange and lemon trees. The pool (50m2 with walk-in steps) is the perfect place to cool down and an ideal pool for decent swimming (not just splashing around), surrounded by extensive terracing plus a 'mirador' terrace at the far end.
To the far end of the property is a rear garden, with a petanque court, a path and steps leading down onto the olive grove, which has been left very much to nature and is home to plenty of wildlife. This is a peaceful place to contemplate this perfect, natural environment, to relax, listen to nature and the passing of the day. It might also be a good location to grow a few vegetables and perhaps further fruit trees.
At sunset, this is probably the best location in the entire Axarquia area to be, ideal for capturing on camera the most dramatic sunsets, or just watching the sun slip over the mountains, and as night falls, the twinkling lights of houses and villages on the hills and in the valley below, together with those of the firmament above, is the very best way to end the day.
The house has a terrace immediately around it, with a well equipped built-in barbecue area and dining terrace, and an arched, covered breakfast terrace. From here, the front door leads into the magnificent living area, with very high ceilings, beams and round windows at the very top bringing in extra light. There are double doors to the outdoor dining and barbecue terrace, and a fireplace with a woodburner for cosy winter evenings.
The modern kitchen is open plan, with quality worktops and cupboards. It is an ideal kitchen for cooking enthusiasts. There is a dining area opposite the kitchen, for the rare occasions one might wish to dine inside. An archway leads to a short corridor, where there are three guest bedrooms (2.5 x 2m, 3 x 3m and 3.5 x 3m), all with built-in wardrobes. Two of the guest bedrooms have double doors out to the gardens and one has an en-suite shower room (1 x 2m).
The fourth bedroom or master bedroom is around 4 x 4m plus entrance area, with one wall entirely taken up by built-in wardrobes and double doors out to the front terrace with views, plus an en-suite bathroom (2.5 x 1.5m) with a window to the side. All rooms have hot/cold air conditioning units (living room and all bedrooms) and the bathrooms have electric towel rails for extra comfort in this very comfortable house.
The windows and doors are all top quality, hermetically sealing imitation wood and all have quality mosquito blinds.
To the rear of the house is a useful lockable store room. This property has mains electricity and mains water. It is sold fully furnished and has been used as a permanent home for many happy years, but would also work well as a holiday home.

Buying a Property in Spain
1. Putting down a Holding Deposit
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.
2. Setting up a Pre-agreement (Contrato privado de compraventa)
The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.
3. The Contract (Escritura de compraventa)
Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
