Charming Chateau, with its origins dating from the late 15th and 17th Centuries, with beautifully preserved period architectural features, located in a quiet setting right in the heart of the Bordeaux vineyard region, at the gateway to Entre Deux Mers, facing the Saint Emilion hillsides, yet close to a quiet village offering all types of shops and services.

An ideal property for lovers of authenticity and old stones, this family size chateau is an exceptional place to live in a historic and natural setting, full of charm and history.

The estate includes 6 monumental fireplaces, a stone spiral staircase serving the 3 floors, carved door in the flamboyant Gothic style, mullioned windows, defensive brace and an exceptional inverted ship's hull frame. Its architecture is remarkable both for its quality and for the excellent preservation of its integrity. The rubble stone masonry is punctuated with moulded doors, mullioned windows and stone floors, and the 2 towers (1 square, the other canted) give this fortified house the appearance of a castle.

The fully restored 'Maison Forte' has approximately 462m2 of living space with 12 rooms and cellars (47m2), comprising a large sitting room, large dining room, small sitting room known as the common room, study, kitchen with a pantry, 4 bedrooms with bath/shower rooms and WC's, an oratory at the top of the tower and a vast 100m2 room under the exceptional period roofing framework.

With no work required, the chateau is fully restored, furnished and in perfect condition. Many period furnishings are included in the sale (list available on request).

There is also a swimming pool (12 x 6m) with a shelter.

This magnificent vineyard estate covers approximately 35 hectares, including around 30 hectares of HVE3-certified AOP Bordeaux vines with excellent terroir. Average annual production is around 200,000 bottles of wine. The wine is excellent and has received numerous awards and distinctions.

The modern farm buildings (approximately 580m2) are also in perfect condition and are located just a few hundred metres from the main house, preserving the peace and tranquility. There is also a 3-room accommodation for an employee.

One of the great advantages of this property is that the vinification and ageing of the wines are carried out in the Cave Co-operative, so there's no onsite winemaking or wine sales to manage. Purchasers can simply buy back as much wine as they wish. A registered chateau brand name and complete equipment and tools are included in the sale. Wine stock is not included in the sale price.

Buying a Property in France

1. Signing the Agreement (Compris)

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.

The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.

Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.

2. Paying the Deposit

Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.

3. On Completion

Generally it will take around two or three months to complete the purchase.

During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
