This beautiful country property sits in over an acre of land and brings together under one roof so many of the most popular features for many of those hunting for a home in the sun; original charm and rustic features, privacy, gardens and land, a beautiful swimming pool, magnificent sea and mountain views, and no dirt track.
The house is detached and surrounded by its own land and gardens, but whilst very private, it is not isolated and there are other country houses nearby.
The road is alsphalt/concrete and in good condition, around 5 or 6 minutes' drive from the village of Triana.
Electric gates lead onto a printed concrete driveway and parking area, and the garage/store room. From here, one can walk up to the front terrace of the house, through a gate into the inner patio courtyard, or to the delightful pool terrace.
The pool terrace is the perfect place to enjoy the beautiful, open views across to the Mediterranean, as well as the mountains. The heated pool, 8 x 4m and has a slide-over cover for the Winter and is heated by an air source heat pump, and it is possible to swim all year round.
On the garage roof there are solar panels used to generate electricity and to heat the water in the house.
By the front terrace is a lovely barbecue area with built-in barbecue, and gardens, and a boules court.
The front pergola terrace leads through the wooden front door into the inside of the house, into the living room (6 x 3m) with a sloping roof with beams, with ceiling fans. At the far end of this lovely room is an original fireplace fitted with a woodburner.
Other features are the original style windows with wooden shutters that are very typical of this area, thick walls with aloves and rustic floor tiles. An opening from the living room leads into the fully fitted country kitchen (3.5 x 3m) also with a sloping ceiling with beams and pretty windows.
A door from the kitchen leads out into the delightful courtyard patio with semi-tiled walls and plants, and a gate leading out to the driveway.
From the kitchen, a short corridor leads to the family bathroom (2.5 x 1.5m) with a walk-in shower, and next door is bedroom 1 (2.5 x 2.5m).
The corridor turns as it follows the inside of the courtyard patio walls, past the office/study to the left and to bedroom 2 (3 x 2.8m) with a brick-decorated arch through very thick walls to an en-suite bathroom (2.5 x 1.5m) with a bath with overhead shower.
The office is around 2 x 2.5m and from the office, stairs lead up to the third bedroom. Buying a Property in Spain
1. Putting down a Holding Deposit
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.
2. Setting up a Pre-agreement (Contrato privado de compraventa)
The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.
3. The Contract (Escritura de compraventa)
Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
