Situated just a short drive from the village and an easy walk, albeit uphill, this superb property offers 180 degree views of the coast and spectacular views of the mountains and the village of Torrox.
Electric gates from the road lead into a very large, printed concrete parking area for many cars. One is immediately struck by the sweeping sea views, which offer a view of Africa on clear days.
There are open paved terraces all around the house, with a view over the village below and the hills, cascading down towards the coast. An immaculate, 8 x 4m pool is set into the terrace with plenty of space for sun bathing and outdoor living. To the West is an additional terrace area, and from here steps and a path lead down to the terraced land below, planted with many fruit trees, including mangos, nispero, fig and citrus fruit trees.
A couple of steps up from the main terrace, on the West wing, is a dining and barbecue terrace with a large covered area for protection from the sun and rain. Here there is a lockable store shed (one of two on the property). There is also a side entrance door here leading into the kitchen.
To the front of the house is a magnificent and spacious covered, glassed terrace/conservatory which when fully closed forms a totally enclosed, roofed room (10 x 3m). This is ideal for indoor dining and relaxing, and is currently divided into a seating and relaxing area, to the East side and a dining area to the West side with a long dining table and chairs and beautiful lighting.
From here the front door leads into the living room (4.5 x 4m), in the centre of the house. To the left is the kitchen, (4.5 x 3m), fully fitted and in perfect condition, with quality fittings, and a door to the barbecue terrace. To the right of the living room is bedroom 1 (4.5 x 3.5m) with a fireplace in one corner, and to the rear of the living room, a distribution area leads to bedroom 2 (4 x 3.5m), bedroom 3 (4 x 4m) and the main bathroom with a large walk-in shower (3 x 2m) and, next door, a spacious, separate WC (3 x 1m).
The house has air conditioning (hot and cold). This delightful property is registered on the tourist registry with a very successful rental history since 2017. It is therefore ideal for anyone looking for a very special holiday home that can also earn an income for the owners. It would also adapt well as a family/permanent residence.
The property has mains water via the local supplier, which also serves for irrigating the land, and mains electricity. There is a 40,000L water tank installed under ground, guaranteeing a very reliable and constant source of water.
The land has an automatic irrigation system in place and the house is sold furnished.

Buying a Property in Spain
1. Putting down a Holding Deposit
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.
2. Setting up a Pre-agreement (Contrato privado de compraventa)
The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.
3. The Contract (Escritura de compraventa)
Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
