This large 228m2 property has been recently renovated and updated. It has no immediate neighbours, offers very generous living accommodation (with income potential), a heated swimming pool and superb country views - all within walking distance of the heart of the beautiful spa town of Jonzac.
The main house has a very large double living room, off which is the large kitchen with a fireplace and plenty of room for a substantial kitchen table.
The lower level of the house is completed by a second living area with double-height ceiling and an impressive fireplace. The open layout of the living spaces creates great flow.
Upstairs a large mezzanine-style landing (easily large enough to create a third bedroom with a large bathroom - subject to permissions) gives access to two double bedrooms (the master bedroom has a walk-in wardrobe and space for an en suite).
Off the landing there is also a shower room with WC.
The independent completely renovated and fully furnished guest apartment has a charming living room with sitting, dining and kitchen areas. There is also a bedroom, a large bathroom (bath, walk-in shower) and a separate WC.
This apartment offers the potential for rental - subject to necessary permissions - (there is a high demand due to the thermal spas) - it can also be incorporated into the main accommodation for the private use of family and guests.
It benefits from independent electric heating, and like the rest of the house, from double-glazing.
Running along the back of the house there is a large garage / workshop, large utility area, boiler room and a barn.
These offer the potential for further development.
Accessed via new secure gates, the extensive and fully enclosed gardens are mainly left to grass with a number of mature specimen trees, shrubs and flower borders.
A large paved terrace to the main side of the property gives access to the heated swimming pool.
The terrace, which has outstanding country views, has plenty of space for outdoor dining/living and can be accessed from one of the living rooms and the kitchen.
On the technical side, the property benefits from heating via a heat pump system as well as from two fireplaces, each fitted with a wood-burning stove, and electric heating.
There is also a hybrid system for the hot water - solar and electric.
In addition to this there is an air-circulation system and there are electrically operated velux windows.
The vendor is open to negotiation for selling the property fully furnished (subject to conditions).
This large and very private property is in an excellent location, within walking distance of a beautiful town (with all amenities: shops, restaurants, schools, train station, hospital etc. ) made popular by its thermal springs and spas. Jonzac is also just one hour to Bordeaux by train and Bordeaux-Merignac airport is about an hour by car.

Buying a Property in France
1. Signing the Agreement (Compris)
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.
The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.
Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.
2. Paying the Deposit
Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.
3. On Completion
Generally it will take around two or three months to complete the purchase.
During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
