A light renovation project consisting of a 4 bedroom, 3 bathroom house with excellent potential, with the main house (3 bedrooms and 2 bathrooms) needing light renovation, plus an apartment to be completed on a lower level.

Down just a few metres of track to the private gated driveway leading up to the house. There is plenty of space for parking and for gardens to the front and rear.
The owners of this lovely house call it an 'unpolished diamond', meaning that for only a reasonably small investment, this property can be made beautiful.

Main house and gardens
The main house is on one single level, consisting of a covered terrace, with a front door leading into an entrance hall with a door to the living/dining room room to the left. There is no fireplace at present, but the chimney flue is already in place to add a fireplace or woodburner/pellet stove.
An archway from the dining room leads into the kitchen, which also leads back to the hallway. A short corridor to the right of the hallway leads to three bedrooms, one with en suite bathroom, plus a family bathroom. From the kitchen is a back door leading out into the rear garden, a very lovely, private space which at the moment is not planted, but could be made into a beautiful garden.
To the right of this garden area is an unfinished, raised pool and Jacuzzi, with steps, that needs completing.
The idea of the raised pool was to be able to swim at a height, overlooking beautiful views.

This property is just a 5 minute drive from the picturesque village of Almachar and around 20 minutes from the coast at Torre del Mar.
It has mains electricity and mains water can be requested, as within the price is included the costs of requesting and issuing the DAFO, - (including the cost of a regulation septic tank, not yet in place) - a local council certificate that is needed to connect to the mains water.
Meanwhile, water is supplied via a private water provider who delivers water whenever required to a 15,000L water deposit.

Lower apartment
Below the house and accessed from the top of the driveway, is a large garage/workshop/underbuild. This can be kept as such, or converted into a large, 1 bedroom apartment. It already has in place the dividing walls for the bedroom and a walk-in dressing area and bathroom, with plumbing in place for the drainage.
This property is a fun project for anyone wishing to put their own mark and style on a property that is already built - no structural work is required.

The total size of the property according to the Catastro registry is 168m2, of which the lower apartment is 33m2.
The buildings need to be added to the land deeds, but the cost of this is included in the price, as well as the DAFO certificate process.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
