The hotel is comprised of 22 fully featured double rooms, (en-suite bathroom, heating, TV, telephone, background music, etc. ) distributed on two floors.
On the first floor there is a spacious living room area with library and lift access, as well as 16 rooms, all with views, two with a private terrace and one adapted for people with reduced mobility.
The second floor includes six rooms with pitched roofs, which all include a private terrace. A further five rooms are currently for hotel private use.
The ground floor comprises of a reception, spacious cafe-bar, restaurant, a large terrace, a games room for kids, and private parking for ease of access.
The basement floor has an events room (weddings, banquets, etc. ) with 200 people capacity, overlooking the reservoir. There is also a small (VIP) living room with its own access. The basement also includes operational facilities, a laundry room, cellar, storage, staff changing rooms, boiler room, etc.

The Way of St. James - The French Way.
The hotel is located only 22km/13.7minutes from Sarria, an essential stop for pilgrims taking the French Way, and a starting point for thousands of pilgrims, as it is at 100km/62.1minutes walking distance from Santiago de Compostela, the minimum required distance to receive "the Compostela" (Certified document that is given in Santiago de Compostela to all pilgrims who have completed the pilgrimage).
Samos is found at around 25km/15.5minutes. For pilgrims, this is the stopping point before Sarria where the monastery of San Julian de Samos is located, founded in the VI century.
Sacred Shore
The Ribeira Sacra is comprised of the riverbank of rivers Cabe, Sil and Mifio, of great tourist appeal and rising attractiveness thanks to its scenic views and countless hiking routes.
Ribeira Sacra is known for its great number of heritage sites, including 18 monasteries, which makes it the largest concentration of rural Romanesque architecture in Europe. It is also renowned for gastronomy and oenology, and it holds its own protected designation of origin and numerous wineries. Ancient romans had a huge appreciation for its wines; fruity and full-bodied, ideal to enjoy with local meats. It has been said that one of the variants of this wine, the Amandi, was delivered to the Cesar from the Hispania Gallaecia.
Monforte de Lemos, the capital of Ribeira Sacra, can be found at 23 km/14.3mi of the hotel and the area has been nominated as a UNESCO World Heritage Site.
The Caurel Mountain range
The Caurel is a mountain range across the river Lor, a natural expanse of incalculable beauty. Its highest peaks reach 1,600m/5249.3ft and are highly recommended for hiking lovers, to enjoy nature in its wildest and raw form.
The Lor river, and its multiple tributaries create rich valleys with diverse ecosystems that make this mountain range the most important botanical reserve in Galicia.
The heart of The Caurel is its famous "A devesa da Rogueira" 3m2 km/ 9842.5 sq ft of Atlantic north facing forest (Devesa) and an impressive arboreal diversity, making it the ecological jewel of the mountain range, situated at only 50km/31mi from the hotel.

Buying a Property in Spain
1. Putting down a Holding Deposit
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.
2. Setting up a Pre-agreement (Contrato privado de compraventa)
The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.
3. The Contract (Escritura de compraventa)
Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
