This is a simply delightful, homely property of 104m2 on the coast, including a 35m2 porch enclosed with glass curtains creating a large living/dining room, and a spectacular sea view and plenty of land. With the store rooms, the total built size excluding the pool is 117m2.
This superb property is situated in an excellent, elevated position, offering stunning views of the sea and just a 10 minute walk to the beach and a 4 minute drive.
The house has neighbours close by, but the feeling is one of privacy and countryside, as the property is set in a plot of 3,771m2. A gated driveway used as access for this property and two others, leads up a concrete drive to the house.
The plot consists of beautiful terraces around the house, with a built-in outside kitchen, barbecue and dining area, a raised, covered terrace, a Jacuzzi, solar shower, beautiful pool, and mature gardens that are a riot of colour in the Spring, all against the dramatic sea views.
There are three useful store rooms too, and an outside bathroom/wetroom. There is also a large, completely flat field, with a good variety of productive fruit trees and plenty of space for growing vegetables, more trees, keeping animals and for keeping a motorhome.
The house has a top quality 35m2 covered terrace which can be used all year round to relax, entertain and dine, thanks to the quality glass curtains that allow this lovely space to be fully open in the hotter months and completely closed and sealed (also lockable) in the cooler months.
In the Winter, the sun's rays heat the glass which in turn heats the entire house. From the covered terrace, double doors lead into a fully fitted and equipped, modern kitchen with an arch to the living room with a woodburner for warm, cosy Winter evenings, which heats the entire house.
A door to the far end of the living room leads into bedroom 1 with air conditioning (hot and cold), and a short corridor from the living room leads to bedroom 2 and to the bathroom with a corner bath with luxury shower.
Adjoining bedroom 2, accessed from outside, is a store room of 8.7m2 which could potentially be converted into an en-suite bathroom for this bedroom, which would need to incorporate a few steps up to bathroom level. There are ceiling fans in all rooms except the kitchen and bathroom.
Adjoining the house is an additional store room (5.6m2) and next to it are steps that lead up to a large roof terrace, furnished with sun loungers and a pingpong table, another perfect place to enjoy the views, as well as the stars at night.
This property, just off the coast, is ideal both as a permanent home and as a successful holiday rental villa.

Buying a Property in Spain
1. Putting down a Holding Deposit
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.
2. Setting up a Pre-agreement (Contrato privado de compraventa)
The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.
3. The Contract (Escritura de compraventa)
Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
