The 78m2 property is found close to the lovely village of Vinuela, with its excellent facilities, in the Vinuela river valley, just 20 minutes from the coast.
The house has a terrace to the front, separating it from the road, and a lovely place to enjoy, with flower beds to restore and replant.
Next to the front terrace is a gated entrance into the orchard garden with parking.
The front door leads from the front terrace into a living room (4 x 3m) with a large window to one side bringing in plenty of light and a wide staircase to the right.
To the rear, a door leads into the kitchen/dining room 4 x 3m which needs updating.
From here a door leads out to the rear terrace and the garden.
The wide stairs lead to a small landing. To the left is the double bedroom (4 x 3.5m) with a window over the larger terrace and second to the side, over the garden.
To the right is the single bedroom (2 x 3.5m) with a window over a second, smaller terrace. Potentially, this room could have patio doors out to its own private terrace, or possibly it could be extended into the smaller terrace space. The smaller terrace is accessed via a door to the far right (terrace 2 x 2m with views across the countryside due South).
In the middle at end of the landing is the bathroom with a double shower unit (3 x 2m) and to the far left is a door to the larger terrace (4 x 3m) with lovely views over the countryside to South and East and the 'hermita' or shrine to the Virgin, next door.
The back door in the kitchen leads out to a covered patio area, and the terrace continues to the left of the patio, facing the gated entrance and the orchard garden.
The garden consists of around 500m2 and is planted with a variety of fruit trees. From the far end of this lovely, flat garden, is a slope leading down to a large orchard at the bottom (also completely flat at the bottom and consisting of 622m2. There is no irrigation water currently, but with rain water collection into a large tank, it would be possible to plant trees, vegetables etc on this plot. There are mangos, oranges, custard apples and sugar cane growing here.
To the right of the little covered patio area is a small open patio belonging to the neighbour, but a wall can be erected between the two for privacy. Beyond this area is a door through a wall into a walled patio with an old building, also belonging to the property. It would be easy to make access from this building to a side street and close in or lock the door through the wall, as this building (68m2) could be renovated and converted into a small second living unit, with its own patio garden and independent access. This area (patio with building) has a total footprint of 89m2.
This lovely property needs a new owner to lovingly return it to the happy home it once was for the family who currently own it.
It would be ideal for anyone wishing to live here, and have a small renovation project to enjoy next door, resulting in a second home that could be let or used by family and friends.
It is also ideal for anyone wishing to find a country house that is not along a difficult country track, and for those who value the proximity to villages, towns and the coast.

Buying a Property in Spain
1. Putting down a Holding Deposit
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.
2. Setting up a Pre-agreement (Contrato privado de compraventa)
The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.
3. The Contract (Escritura de compraventa)
Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
