Located around 6 minutes from the village of Los Romanes and 25 minutes from the coast Casa La Vina, this spacious house is set out over one level, and is set high above Lake Vinuela with spectacular views.

Currently designed in an open plan layout, offering space to section off part as a 3rd bedroom, as the house was originally intended, this charming house is accessed via a 700m track, which is almost entirely concrete, but narrow and steep in places. The house is therefore in a beautiful location, with excellent panoramic views over the countryside and Lake Vinuela and the mountains beyond.

It is not on its own, as there is a house immediately below and other reasonably close neighbours, but no immediate 'next door neighbours'.

The walk above the house is stunning and peaceful, so it is ideal for anyone who enjoys the outdoor way of life. There is a side parking area in front of the lockable garage which is attached to the house.

The front door leads into a large open plan living/dining/kitchen area, covering a space of around 65m2, with a fully fitted kitchen, central table and a huge living area. Part of the living room could very easily be partitioned off to make a 3rd bedroom. There are 4 sets of double patio doors leading outside, plus the front door and the rear patio door. At the far end, an opening leads to the 2 double bedrooms. Bedroom 1 is 4 x 5m with double patio doors leading outside, plus an en-suite bathroom (2 x 3m). Bedroom 2 is 3 x 3.5m with a bathroom next door (2.5 x 1.5m). There is also a very useful store room accessed from the bedroom area of around 3.5 x 1m.

To the rear is the garden and terrace area with a lovely covered terrace for outdoor living, dining and entertaining and the rest of the garden is a flat area around this, with gravel. There is also a side garden area with excellent views of the lake and mountains. The gardens could easily be made to look beautiful and an elegant above ground pool could be installed. The rest of the land drops steeply to one side, with a total of 2,953m2, left to scrub and nature.

The house is sold furnished minus a few items.

This delightful house is ideal as both a holiday home and a permanent home or retirement home. It is close to the delightful village of Los Romanes, and the larger villages of Vinuela and Puente Don Manuel are within 10 minutes. The large, historic town of Velez-Malaga is a 20 minute drive and the beach at beautiful Torre del Mar just 5 minutes beyond.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
