Enchanting French chateau in a delightful wooded estate near Blois.

This spacious property dates back to the Sixteenth and Nineteenth Century with 4 separate guest lodges in wooded parkland of 19 acres.
The estate occupies a private and secure edge of village setting hidden from view offering a secluded setting to enjoy the abundance of wildlife and nature at its best within the private woodland.
A stroll into the local village with a choice of shops, restaurants, and only a short distance further to a train station with links to Blois, Tours and Paris.

This impressive family sized home provides comfortable accommodation of roughly 560m2 in the main residence on three floors with a large basement level below.
The formal entrance hall (19m2), with ceiling height of 3.6m is accessed via the stone steps from the front lawn, with elegant tiled floor and panelled ceiling provides distribution to the rear corridor along with the two reception rooms on either side. The first reception room (23m2) is today used as a living room but most probably was a dining hall as it has direct access to the kitchen. An elegant double aspect room with feature marble fireplace with window above (smoke ducting to one side, permitting a central fireplace and window above), original wood half-panelling on the walls, ornate plaster work on the ceiling and herring bone parquet flooring. This room also has direct access to the corridor leading to the stairs etc.
The kitchen (22m2) is well appointed and features red and white harlequin flooring, the original stone fireplace, double aspect views with doors to the exterior as well as corridor and rear lobby with basement access.
The other side of the entrance hall is a second reception room also of 23m2 with double aspect windows including another centrally located above a working marble fireplace (there are 4 such fireplaces in this property with hand wind operated shutters) and herringbone parquet flooring and plaster-worked ceiling. The entrance doors into the two receptions rooms are directly opposite in the hallway and with their windowed central fireplaces permit an impressive cross view of the property from each side and the hallway.
The music room (27m2) to the North West side of the property has an impressive marble fireplace, herringbone parquet, double aspect with direct access to the south exterior as well as linking internally.
The door to the corridor (19m2) passes the guest wc and to the foot of the stairs, a soft spiral winding up to the uppers floors.

The first floor offers a family bathroom, wc, five bedrooms each with marble fireplaces (two with windows above) and two with en-suite shower rooms. The bedrooms are 15m2, 19m2 x2 and 23m2 x2 all with views and three double aspect.

The top floor provides a TV room (could be bedroom) of 20m2 with vaulted ceiling with exposed beams and parquet flooring.
There are 3 further bedrooms, two of 19m2 and the third of 23m2, all with parquet flooring. A large dressing room with bathroom of 22m2 and wc complete this floor.

The basement level accessed via the rear lobby covers the whole of the ground floor area (140m2) with seven storage rooms including boiler room and one with the original well within.

The outbuildings include :
- 4 separate self-contained guest lodges (two 1 bedroom, a 2 bedroom and a 3 bedroom) all restored and used for tourist lets.
- a restored original greenhouse.
- Orangerie 31m2 attached to a storage room and original stables 41m2.
- wood store.
- "Chai" -a wine fabrication/maturing/storage building circa 200m2 over two floors with reception hall above and underground wine cellar 19m deep.

Over 7 hectares (19 acres) of private land with formal park and gardens, tree lined avenues, gravelled parking, swimming pool, mature trees, orchard and sizeable woodland (reportedly home to a family of 10 deer).

Buying a Property in France

1. Signing the Agreement (Compris)

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner.

The next step, once you are in agreement, is to sign the preliminary contract (Compromis de Vente). This is a legal document and after ten days will be binding on both parties. Rules change frequently in France and it is best to consult with your notary about when this period starts. Generally the compris will be signed in France with the Agent.

Variants can be included in the compris, for example an Acte (clause) can be added if the name or names to go on the title deed have not been finalised. If a mortgage will be required to purchase the property, the details for this, including the name of the mortgage company, must be on the compris.

2. Paying the Deposit

Generally the deposit will be 10% of the agreed purchase price. This will normally be paid to the notaire. There are exceptions to this, if the agent holds a carte professionelle, is bonded and fully registered then you may pay them, but do not hand over the deposit to anyone else. If for some reason the purchase does not go through, for example, if you write to the notaire and the agent that you do not wish to go continue with the purchase before the contract is binding (within seven days of signing the compris), then your deposit would be repaid. This would also apply if a condition had not been met, or the mayor or S.A.F.E.R. (a government agency that has the right of first purchase on most rural property that comes onto the market in France) could oblige the purchaser to give way. If you decide after the seven days 'cooling off' period that you do not wish to complete the purchase and pull out of the sale you would lose your deposit. If however the vendor pulls out of the sale then you will receive your deposit back plus the same amount from the vendor.

3. On Completion

Generally it will take around two or three months to complete the purchase.

During this time the balance of the purchase money must be paid into the account of the notaire, this must be done well ahead of the completion date. The notaire will prepare the documents, check that the deed of sale (Acte de Vente) is in order and have the legal title ready to be signed over. It is possible to have someone sign on your behalf if you give them power of attorney. An interpreter may be of use at this point if your French is not very good and many Notaires will suggest (or insist) that an interpreter is with you.
