This fascinating property was once run as a rural tourism complex and is currently being restored by the owners. However, due to family issues, the owners now need to sell up, and pass on their potentially lucrative project on the Costa del Sol to a new owner, as it is currently.
This complex is situated very close to the A7 motorway and within 5 minutes of the coast at Caleta de Velez. It is therefore a perfect location for accommodation for anyone on holiday, equally beach and sun seekers, and explorers wishing to visit the different attractions around the area. It is also the perfect location for weddings and similar events.
The plot consists of around 9,000m2 of completely flat land, planted with many mature palm trees and a small fruit tree orchard. It is perfect for creating magical gardens for the guests to enjoy and has an 8 x 4m swimming pool with terracing around. There is a tree-lined entrance to the property leading to a very large car parking area.
It currently consists of 8 studio apartments, 2 one-bed apartments with kitchen/living area, 1 two-bed apartment and 1 two/three bed house. All of these buildings need completing, but the structural work is good and most of the insides have been prepared for finishing in the style required by the new owners.
The sizes of these apartments vary. The average size of the studio apartment is 7 x 3.5m plus bathrooms 3.5 x 2m, and the two/three bedroom house is on two floors, with an arched covered terrace (9 x 1.5m) to the front, measuring around 80m2.
The other buildings consist of a garage and laundry room (32m2 in total), facing a very large walled courtyard, and opposite, on the other side is a row of three further rooms (10 x 3m in total). This whole area could be a recreation area, perhaps with a gym and a sauna, in addition to the laundry, and maybe a children's nursery or play area in the converted garage area.
There is also a large industrial kitchen building, facing a beautiful terrace area with mature trees for natural shade, the perfect location for an open air restaurant. Next to this area is plenty of space for a large wedding or celebration tent. Near the swimming pool is another, open wooden building that would make the perfect cocktail bar, perhaps with a tropical-style thatched roof and banana plants around it, again with plenty of space for tables and chairs outside.
The property has mains electricity and its own well water, with the fascinating, ancient well still accessible via some steps leading underground, providing a good supply of water. The owners also are currently in the process of requesting mains water.
This is the perfect project for anyone wishing to invest in what could be an extremely beautiful and lucrative business on the Costa del Sol.

Buying a Property in Spain
1. Putting down a Holding Deposit
On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.
2. Setting up a Pre-agreement (Contrato privado de compraventa)
The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.
3. The Contract (Escritura de compraventa)
Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
