The Las Villuercas region of Extremadura is known as a refuge for many of Spain's elite - from CEOs to politicians. Situated 6km from Guadalupe ranked as the most beautiful village in Spain in 2019.
The region is beautiful and private, making it the perfect retreat for anyone seeking privacy. Set against the backdrop of beautiful mountains and surrounded by mature trees, this stunning estate is a piece of history.

The Granja de Mirabel has 1,500 acres of chestnut, oak trees, strawberry trees, and hundreds of other species. The forests are inhabited by deer, wild boars, and other species. The stunning mansion and on-site chapels were constructed in the fourteenth and fifteenth centuries. This palace has served as the residence for religious orders, Catholic monarchs, and modern millionaires. Queen Isabella of Spain called it "her paradise" after spending time there. The palace has even been declared as a National Monument.
The walled property features Moorish gardens with fountains, a beautiful chapel with Flemish frescos, and a baroque altarpiece. There is also a secondary chapel with baroque details and some of the most important Gothic paintings in the region are housed on-site. Beautiful, red-tiled roofs and ornate carvings grace the exterior of the building. The XIV-century Mudejar facade is one of the best examples of the time. This one-of-a-kind estate is a certified national treasure and one of the most important 'Mudejar" palaces in private hands.

Mirabel, Spain:
Caceres is the capital of the Extremadura region in Spain. Sitting at the fleet of the Sierra de la Mosca hills, this historic city is part of the famous pilgrim's route of the Camino de Santiago. The old town, Parte Antiqua, is a beautiful walled medieval town that blends Roman, Moorish, Northern Gothic, and Italian Renaissance architecture. Unsurprisingly, the city was named a UNESCO World Heritage City. Take a long stroll through the stunning streets and soak in the architecture and rich history. Taste the local cuisine from sweet pastries to cheese, olive oil, and much more. Enjoy a glass of the local red wine on a balmy Mediterranean day. This semi-secluded town offers peace and privacy against the gorgeous backdrop of the Spanish countryside.

History:
Guadalupe, a significant town during medieval Spain, held great importance as it served as a rest stop for armies and kings engaged in battles. Recognizing its strategic location, the monks from the monastery constructed Mirabel, a residence intended for Queen Isabella's personal use. Historical records reveal that Queen Isabella stayed at Mirabel on at least 12 occasions, including a stay of more than six months, during which she affectionately referred to it as "my paradise" due to its undeniable allure. Two notable events occurred at Guadalupe: firstly, the triumphant return of the "conquista de Granada," and secondly, the warm reception of Christopher Columbus after his second voyage to America in 1496. It is known that Columbus had visited Guadalupe twice before his discovery of the New World in April 1486 and April 1487. However, whether he stayed at Mirabel upon his return from the first trip remains undocumented, unlike his documented visit upon the conclusion of his second journey.
Lastly, in the early 20th century, the last Spanish king to grace Mirabel with his presence was Alfonso XIII.

Buying a Property in Spain

1. Putting down a Holding Deposit

On finding a property you wish to purchase you will need to negotiate the terms, price and conditions of the sale with the owner. This part of the process is not binding. We would recommend using an independent English speaking legal advisor. Once a purchase price has been agreed, normally a holding or reserve deposit will be required to ensure the property is removed from the market. The sum required will vary between properties and will be based on the purchase price. A time limit for the preagreement to be signed will be arranged and there will also be legal checks to be made.

2. Setting up a Pre-agreement (Contrato privado de compraventa)

The pre-agreement will set out the conditions under which the Buyer and Seller agree to complete the purchase of the property and the price they have agreed upon. Relevant details will generally be included for example the property details, purchase price and the date for completion. A deposit will be required at this point, this will vary, but will generally be 10% of the agreed price. This agreement will include a penal clause if the sale does not go through. If the seller pulls out of the sale your compensation will be double the deposit you have paid, but if you decide not to go through with the sale then your deposit will be lost. Certain checks will need to be made before signing the contract, checks should be made against the title of the property, mortgage status and if the property has any debts held against it. The planning status should also be looked into. These conditions can be varied by the seller and the buyer and other types of agreement can be made.

3. The Contract (Escritura de compraventa)

Before a non-Spanish purchaser can buy a Spanish property they will need to have set up a Spanish bank account and obtained a Spanish tax number (NIE). The completion will take place in the presence of a Notary Public. This is a Spanish public official, by law the deed of sale must be witnessed by a Notary Public. You will also need your own independent, expert legal advisor to act on your behalf. On Completion the buyer must pay the balance, that is the price agreed after the deposit has been deducted, plus any other fees on the completion date. Both buyer and seller must sign the Escritura de compraventa contract, (this is the Spanish equivalent of the title deeds). The title deeds (escritura) will be given to the buyer, this will be done in the presence of a Notary Public, they will certify that the transfer has taken place. The tax office will be sent a copy and the property registry will be informed of the transfer.
